Founded in 1978 by David Leff, the company established itself as an early adopter of green and sustainable building processes when it built the first solar multi-family project in Cotati, California.

During the 1980’s, David and his father Irwin Leff continued to develop and build environmentally responsible and resource-efficient residential subdivisions. At the same time, they began to increase their focus on building and remodeling for local homeowners. This re-direction – from homogeneous, multi-unit residences to custom home-builds and remodeling – brought with it a new set of challenges: how to help clients discover the underlying problems with their home and then design and build a beautiful and functional solution in the most time-efficient, cost-effective and stress-free manner.

Meeting this challenge over many years is what has formed the Leff Design Build process and defined their core mission: to make every project a superior client experience. With a ‘one-point-of-contact’ approach, all points of communication and responsibility rest with the Leff team of architects, designers, estimators, project managers and field crew. The team welcomes every client and includes them as an essential element of the process. Communication and accountability between all parties is transparent and consistent. What is your typical process for working with a new customer?
Design Build is a simple premise: the same firm that Designs your project also Builds it. This process ensures that one company is completely responsible and answerable for the life of the project, from initial concept through completion. By taking a one-stop-shop, team approach, Design Build means that you will no longer navigate through an overwhelming number of details, subcontractors or vendors alone.
Instead, our architects, engineers, designers, estimators, project managers and skilled construction professionals communicate and coordinate everything from our Design Center location. Design Build is simply a more time efficient, cost effective and accountable process (a study by the Design Build Institute of America (DBIA) covering 351 projects showed that the Design-Build method reduced total project costs by 6% and improved delivery time by 33%).
When the talents and problem-solving skills of the team collectively focus on you and your goals, the project finishes on time and on budget and provides a superior, stress-free experience for you.
We have almost forty years of experience listening carefully to your needs, designing to your budget, making adjustments and then building the perfect space for who you are and how you want to live in your home.
1. LISTEN & DISCOVER
Our collaboration begins with your first in-home meeting with the LEFF Design Team. We listen carefully to discover your core needs and align them with your vision of how you want to live in your home. Next, we introduce the Conceptual Design Process, where balancing of your needs and vision with the budget begins. 
Our Presentation meeting walks you through a 3-D color project rendering of your space. “Try on” different finishes, fixtures, tiles, cabinets and color to see how your remodel will look before we even begin construction. We’ll fine-tune the written scope of work and work up a preliminary cost estimate.
Once the Design Concept is finalized and you’ve made your final selections, the LEFF Architectural and Engineering team complete the Construction Plan Set. Interior Design drawings including cabinetry, solid surfaces, tile layout, lighting, mechanical and furniture are also completed.
The LEFF Estimating Team obtains competitive bids from our tested and approved subcontractor partners and vendors and completes the fixed price proposal. A final presentation and contract signing takes place.
Now it’s time to meet your LEFF Project Management and Production Team. We’ll go over the project expectations and logistics with you. And from day one until the job’s complete, you’ll have ongoing, on-site supervision by the Project Superintendent, ongoing weekly client updates, and reporting with the Project Manager and Design Team.
Your project isn’t finished until every details meets our exacting standards. We use third-party rating systems (GuildQuality) to survey all our clients and continually improve our process and procedures to guarantee superior results each and every time. Once the job is complete, the LEFF 2-Year Premium Warranty period begins.

Do you have a standard pricing system for your services? If so, please share the details here.

The cost of a remodeling project is entirely dependent on a long list of variables including the level of finish, site characteristics, whether the project includes an addition or is a reconfiguration of an existing floor plan, and the complexity of the building. Square footage cost rules-of-thumb do not apply to remodeling projects. Online cost calculators tend to give unrealistically low numbers for the northwest region of the United States. In our design-build approach, we provide budgetary estimates early on so that we can test the initial design concept, and then as we develop the design we regularly consider the cost implications of design decisions as they are made. This way, we can insure that you get the most of what is important to you within your budget. There will be no surprises, and you will not end up with a design that you have fallen in love with but that is too expensive to build.
