Jordan G. says, "ARRK handyman Service was hired by my company to put a 150ft wood fence in the backyard of our rental property with two gates in order to create privacy from the railroad tracks directly behind the property. Russell and his crew showed up ready to work in the middle of a snow storm when they live an hour and a half away. They had to cut down gigantic tree in order to install the fence on very uneven ground. The final product turned out beautifully! He did a wonderful job in regards to the work. However, I had to subtract one star for poor communication and follow thru. I had asked Russell to complete the project within a 3 day time span and to also stay in contact with me every morning with updates. The project ended up taking a full 2 weeks to complete and I was only contact one time with an update. He also put the front gate in an awkward spot, not where I had planned for it to go. In the end, The quality of work was so stunning that some of these other issues fell to the wayside. We would most definitely work with Russell and Arrk Handyman Services again!" Read more

Your ADU Contractors questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

What is an ADU?

An Accessory Dwelling Unit (ADU), often referred to as a "granny flat" or "in-law suite," is a separate and self-contained living space situated on the same property as the primary residence. These units are intended for year-round and permanent residential use, and they are equipped with all the essential amenities, including a complete kitchen and bathroom. This additional dwelling on the property can serve a variety of purposes, from accommodating family members to generating rental income.

How much does it cost to build an ADU?

The average cost to build an ADU is $100 to $300 per square foot, depending on the type of structure you build.

  • A prefabricated ADU costs less at $80 to $160 per square foot because the units are built more efficiently in a factory setting and assembled on site.
  • An attached ADU costs $125 to $225 per square foot for a home addition that includes a separate living space that shares a wall with the main home.
  • A detached ADU averages $150 to $250 per square foot but can easily exceed $400 per square foot when adding high-end fixtures and finishes.
  • An ADU basement or garage conversion costs $50 to $200 per square foot to convert an existing space in the home into a secondary dwelling unit.

Is an ADU the same as a guest house?

An Accessory Dwelling Unit (ADU) and a guest house may seem similar, as they are both secondary housing structures constructed on residential properties. However, they serve distinct purposes. An ADU is intended for permanent, extended occupancy and is equipped with a complete bathroom and kitchen, making it suitable for accommodating family members or long-term renters.

Conversely, a guest house is designed with short-term visitors in mind. It does not require a kitchen or bathroom, as guests typically use the facilities within the main residence during their brief stay.

Can I build an ADU on my property?

The ability to construct an Accessory Dwelling Unit (ADU) on your property is contingent upon adhering to local zoning regulations, building codes, and considering property-specific factors. Seeking guidance from local architects or seasoned home builders with expertise in ADU construction can prove invaluable when navigating this process.

How much does an ADU increase property value?

On average, an ADU can add 25% to 35% value to your property. In areas with high demand for housing, ADUs have a higher impact on your property value.

The size and craftsmanship of the ADU can also dictate the value of the addition. A bigger ADU with multiple bedrooms and modern amenities will likely generate higher value than a small ADU with shoddy construction. Features like central HVAC systems, dishwashers, and laundry facilities are appealing to renters and add value to your property.

How to build an ADU for cheap?

To keep your costs down when building an ADU on your property, consider the following recommendations:

  • Keep it simple – Select a straightforward and functional design that minimizes complex architectural features, as they tend to increase construction costs.
  • Keep it small – Smaller ADUs are more budget-friendly to build. Therefore, consider building the most compact unit that aligns with your requirements and local regulations.
  • DIY when you can – Undertake as much of the work yourself as possible to cut labor costs. Tasks such as painting, landscaping, and interior finishing can be quite costly when relying on professional labor.
  • Go with a prefabricated ADU – Explore the option of using a prefabricated ADU or an ADU kit, which offers a more cost-effective and quicker construction process compared to traditional methods.
  • Choose economical materials – Make choices that favor cost-effective building materials and finishes whenever feasible.
  • Try to share utilities – If possible, position the ADU near your primary residence and share utilities such as water, gas, and electricity from the main house to save money on installation and infrastructure costs.

What questions should I ask an ADU builder?

To streamline the process of selecting a builder for your guest house or ADU, consider posing these essential questions:

  • How many years have you been active in the ADU construction industry?
  • What's your recent track record in terms of guest houses or ADUs built over the past year?
  • Do you help with designing a floor plan for the project?
  • Could you provide a list of references, including their contact details?
  • Is it possible for me to examine your portfolio featuring previously completed ADU projects?
  • Can you furnish information regarding the current locations where you are currently working?
  • Are you equipped with the required licenses, insurance, and bonding?
  • What is your protocol for addressing any job-related damage or issues?
  • Who will serve as the project coordinator, and do you hire subcontractors?
  • What are the on-site working hours for you and your construction team?
  • How long is the expected timeframe for the completion of the ADU construction?

How do I choose an ADU builder?

Before proceeding with the addition of an ADU to your property, it's essential to verify if your neighborhood permits such structures. Afterward, consider these recommendations for selecting the most suitable ADU contractor for your project:

  • Determine whether a prefabricated or custom-built ADU aligns with your needs and budget.
  • Obtain multiple estimates for an ADU of the same size and features for accurate comparisons.
  • Evaluate their recent reviews on platforms like HomeGuide and Google.
  • Request to visit an ongoing job site to witness their work in progress.
  • Choose a contractor with substantial experience in ADU construction.
  • Insist on an itemized written contract to mitigate potential disputes.
  • Inquire about your builder's preferred lenders for more accessible financing options.
  • Exercise caution regarding substantial upfront payments and avoid making full payments in cash.
