Eugene H. says, "Forewarning Im not the best at typing so please excuse any spelling or grammatical errors! Owner Justin was great!I have become quite the skeptic because customer service and quality just isn't like it was 20, 30, 40 year back. But I chose this contractor cause His initial email stood out and was very informative, professinal, and well spoken. And very fast response time. He cold sense my skepticism so he provided us with an abundance of credentials from electrical, property management and construction design license and certifications, several awards hes achieved, copy of insurance, simple but effective contract and references, receipts, the whole nine. Communication is huge to me and he was very attentive, knowledgeable, listens very well, and made sure to deliver exactly what i requested. My only complaint for giving- 4 stars- wasnt directed towards Justin. It was cause a guy working for him was on his phone a lot when Justin wasnt looking but I made justin aware of this and he dealt with the issue immediately and we had no more issues. Would definitely recommmend his services. Im glad to provide reference and any questions (937)583-3100 " Read more

Your Tiny Home Builders questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

What is a tiny home?

Tiny homes are homes ranging from 100 to 400 square feet. These compact spaces come in various styles, from rustic cabins to charming cottages on wheels. They maximize efficiency with innovative features like lofted bedrooms, foldable furniture, composting toilets, and built-in storage.

Tiny houses can be built on trailers for mobile living or placed on permanent foundations as guest quarters or secondary dwellings. The modern tiny house movement advocates for "rightsizing," encouraging homeowners to build only the space they truly need with high-quality materials and innovative design. This approach embraces simplicity and rejects the excesses of consumerism and urban sprawl.

How much are tiny homes?

A tiny home costs $150 to $250 per square foot for a prefabricated tiny house and up to $450 per square foot for a custom-built tiny home. On average, most tiny homes are around 100 to 300 square feet and cost $30,000 to $70,000 including materials and labor. Factors affecting overall tiny home costs include size, customization extent, foundation type, appliances, bathrooms, luxury finishes, and whether the home is built DIY versus professionally.

Part of what enables tiny houses to be affordable for more people is their small footprint requiring fewer materials, allowing faster build times with lower labor costs. Tiny homebuyers prioritizing budget aim for a price per foot under $250 and use more affordable materials and standard finishes.

Are tiny homes worth the cost?

For the right homeowner, a tiny house is certainly worth the investment despite the higher price per square foot compared to traditional homes. Tiny living embodies a minimalist, sustainable lifestyle that appeals to those wanting to reduce clutter and environmental footprint. The tiny movement attracts young adults seeking financial freedom from burdensome mortgages along with retirees aiming to downsize maintenance responsibilities.

Well-designed tiny houses exhibit quality craftsmanship and use space efficiently through smart multi-purposing of furnishings. Though small, tiny homes contain all standard amenities from a full bath to a modest kitchenette with residential appliances. Tiny dwellings built on trailers offer mobility and affordability by avoiding pricey land acquisition. Fixed tiny houses make charming backyard cottages or remote cabins for a serene vacation home.

Do tiny homes appreciate in value?

Like traditional homes, a tiny home can appreciate in value, depending on the location, local real estate market, and quality of construction. Since land values nearly always appreciate over time, if you own a piece of land that increases in value, your tiny home value will appreciate along with the land. If your tiny home is on rented land, the landowner's decisions can impact the property’s long-term value.

How long does it take to build a tiny home?

Building a tiny house involves various factors, and the timeline can vary based on the type of build, level of customization, and external influences. For a fully finished prefab home, the construction period typically ranges from 2 to 4 months. This estimate assumes the involvement of professional builders and sticking with a simple design.

On the other hand, opting for a do-it-yourself (DIY) approach can be a rewarding but time-intensive endeavor. Building a tiny house yourself may require a commitment of 500 to 1,000 hours, translating to an average timeframe of 6 to 12 months. The duration depends on factors such as your construction experience, the complexity of the design, and the amount of time dedicated to the project each week.

Do all states allow tiny houses?

The regulations regarding tiny houses vary significantly from state to state and even within individual municipalities. The acceptance and legality of tiny houses are influenced by local zoning laws, building codes, and housing regulations. Some states and municipalities have embraced the tiny house movement and have created specific regulations to accommodate them, while others may have restrictions or lack clear guidelines, making it more challenging for individuals to legally live in or build tiny houses.

Since regulations can change, it's important to check the most recent and specific information for the state and locality you are interested in.

What questions should I ask a tiny house builder?

When considering a tiny house builder, it's crucial to ask questions to ensure they understand your needs and deliver a quality product. Here are some questions you may want to ask:

  • How long have you been building tiny houses?
  • Can you provide examples of your previous work, or do you have a portfolio?
  • Do you offer customization options, or do you primarily build from pre-set plans?
  • Can I provide my own design, and how flexible are you with modifications?
  • What materials do you use in construction, and can you explain their quality and durability?
  • Can you describe your construction process and any unique features or methods you incorporate?
  • Are you familiar with local zoning laws and building codes for tiny houses in this area?
  • Can you help navigate the permitting process?
  • Have you had any projects with challenges, and how were they resolved?
  • How long does it typically take to complete a tiny house?
  • What is your current workload, and when could you start my project?
  • Can you provide a detailed estimate, including all potential costs?
  • Do you offer a warranty on your work, and what does it cover?
  • How do you handle post-construction issues or needed repairs?

How do I choose a tiny home builder?

Before you decide on a tiny house builder or purchase a prefab kit, make sure to:

  • Seek out builders who specialize in tiny homes and select from designs that catch your interest.
  • Check their reviews on HomeGuide and Google.
  • Review the builder's online portfolio and visit their tiny house models in person.
  • Request references from previous customers to inquire about their satisfaction.
  • Discuss your living requirements and lifestyle with the builder.
  • Attend a tiny house workshop to gain insights into construction techniques, space planning, and relevant zoning laws affecting your new home.
  • Secure a detailed contract, schedule, materials list, and written warranty before starting the project.
  • Establish a payment schedule linked to project progress. Reserve the final payment until all inspections are passed, and you are entirely content with the completed home.

Very nice, quick to respond to messages, went the extra mile by taking my yard waste to the dump because Rumpke won’t pick it up at my house.
