Yan N. says, "I typically don’t write reviews, but I received a request to leave one from Mark. I wanted to share that Mark and his crew are very good at their jobs and are very adaptable when it comes to unexpected curveballs. Mark is very detail oriented in his approach to everything. He makes sure that he understands what you’re looking for and confirms exactly what is expected. There is no ambiguity when getting things done. At the beginning of 2020, I had just purchased a new house that needed some renovations done. I initially contacted Siber to replace the carpet on my stairs and the entire 2nd floor (excluding bathrooms) with vinyl planks and in-floor heating, which they had never done before. Then I started adding other projects, which included moving and adding light switches around the house, replacing lighting fixtures, patching drywall (after I decided to run ethernet cable all over the house), and constructing a soundproof wall in the master bedroom (after I found out that it was practically paper thin when it came to sound attenuation), which they also hadn't done before. When it came to the heated floors, after doing thorough research, I went with Nuheat. Installation of the heated mats that I purchased required certification with the company, so Siber became certified installers of Nuheat systems. For the most part, it was a breeze, but there were some hiccups with the wiring after having the vinyl planks installed, but Mark's team was able to rectify the issues whenever something came up. As for the soundproof wall, I did my own research on that, ordered the proper materials, and showed Mark and his crew what I wanted done and how. They did an excellent job, with some guidance, and the wall that was constructed to my specifications and does what I wanted it to do-- to prevent me and my neighbor from hearing each other. Mind you, this was all done during the coronavirus pandemic, with all the lockdowns and social distancing guidelines being introduced. Mark and his crew were able to adapt and adjust accordingly without too many delays. In addition to getting the work done, Mark also helped me with financing portions of the project, so that was also very helpful. If you have a project you want done right, you shouldn’t be afraid to contact Siber, because they are excellent at what they do." Read more

Brian O. says, "I recently hired Cactus Valley Homes to build a detached garage on my property. Over the years, I have hired many contractors to build homes and for many other projects. I can honestly say that I have NEVER worked with a contractor with such a high degree of honesty and integrity. When Don tells you something, you can always have confidence that it is the truth. I hired Don because his quote/bid was very fair, and he also assured me that the project would move forward without a bunch of waiting around for a new crew/subs to show up for the next step. Don assured me the project would move forward in a timely manner and he absolutely stayed true to his word. Everything moved forward very smoothly. And although I am not a contractor, I have been around enough building and know enough to see quality work and his work is of the HIGHEST quality. There was a small issue that came up with one of the subcontractors, and despite some resistance initially from the sub, Don made sure it was taken care of and taken care of quickly. I have absolutely no hesitation about recommending Don to anyone, and in fact have referred a few friends already. This company is a rare find (in a good way) and I would highly encourage anyone to hire them for any work you need done." Read more

Your Home Remodeling questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does it cost to remodel a home?

The average cost to remodel a house is $15 to $60 per square foot or $20,000 to $100,000 for completely renovating a 3-bedroom home. Only renovating a kitchen or bathroom costs $100 to $250 per square foot. A kitchen remodel costs $10,000 to $50,000, while a bathroom remodel costs $5,000 to $25,000.

Who remodels homes?

Hire general contractors instead of unlicensed handymen for large home renovation projects. After creating design plans with an architect or interior designer, a general contractor gets the permits, arranges subcontractors, buys the building materials, and handle inspections. Design-build remodelers take care of the whole process from design to installation.

Hiring a specialized contractor is recommended for specific projects like installing fixtures, roofing, or kitchen cabinets. Minor updates may require an interior designer to plan, while large projects likely require an architect or a structural engineer to plan and create architectural drawings.

What services do home remodeling contractors provide?

Remodeling contractors plan, manage, and install cabinets, flooring, tiling, light fixtures, windows, countertops, knock down or replace walls, painting, replacing plumbing fixtures, and adding other finishes. Remodelers can completely change the look and floorplan of a home or individual rooms.

What remodeling projects increase home value?

Most remodeling projects have a 50% to 85% return on investment. The top remodeling projects that return more than 85% of your investment are siding replacement, garage door replacement, a new bathroom addition, and replacing windows and roofing.

What is the home remodeling process?

Here are the 10 steps for a successful home remodeling project:

  1. Make a list of all the updates desired.
  2. Plan the layout with an interior designer or architect.
  3. Research all the materials and fixtures you want and have a good idea of any custom elements.
  4. Research contractors and get at least three in-person estimates.
  5. Agree on budget and timeframe, and sign the contract.
  6. Plan the design, get permits, and order the materials.
  7. Contractors start the tear out by gutting everything and fixing any unexpected problems such as leaks or mold.
  8. Rerouting plumbing or electrical updates if fixtures are changing locations.
  9. Installing windows, cabinets, flooring, tiling, fixtures, lighting, and painting.
  10. A final walkthrough to ensure everything has been completed to your satisfaction.

Can you get a home loan that includes renovation costs?

Home loans such as the FHA 203(k), 203(b), and Fannie Mae HomeStyle loans let you borrow money to purchase a home and fix it up. Other options include home equity loans, cash-out refinancing, and personal loans.

Are home remodeling costs tax deductible?

Home remodeling costs for homes that are used as personal residences are not tax-deductible. However, home improvement expenses help reduce the amount of taxes you owe when you sell the house for a profit. Remodeling costs are tax-deductible for a home office or if modified for disabilities.

Some states offer tax rebates by making your home more energy-efficient or by installing solar panels.

How to choose a home remodeling contractor?

Hiring a local home remodeler requires planning accordingly, asking questions, and learning their work process. Choose the best home remodeling contractor by:

  • Get at least three in-person house renovation quotes to compare.
  • Ask for recommendations from family, friends, and neighbors.
  • Verify their insurance, worker’s compensation, and bond guarantees.
  • Read reviews and check out their previous work on HomeGuide and Google.
  • Pick specialized contractors over general ones if it’s a specific project.
  • Ask about their warranties and guarantees.
  • Ask for a full itemized contract in writing in case of a dispute.
  • Avoid making large payments upfront. Come up with a payment schedule for work completed.

What questions should I ask home renovation contractors before hiring?

When looking for remodelers near you, ask them the following questions:

  • How long have you been in business?
  • How many similar projects have you completed?
  • Can I see a portfolio of your past remodeling jobs?
  • Are you licensed, insured, and bonded?
  • How do you handle damages that happen on the job?
  • Who's the project manager, and will you use subcontractors?
  • What qualities do you look for in subcontractors?
  • What hours do you and your crew work?
  • What permits do I need, and will you obtain them?
  • What does your warranty policy include?
  • Can you provide me a written estimate or contract with a breakdown of all costs?
  • What’s your payment schedule?
  • What do I need to provide to get started?

Reviews for Tempe home remodelers

I'm not really big on writing online reviews, but I do believe in sharing the positive experiences when a business provides exceptional services. We hired Mark's company for our Kitchen renovation. I reached out to Mark as one of my neighbors used them to remodel their kitchen and bathroom and only had nice things to say about them. Mark was very straight forward and up front during the initial phone call and provided us with a reasonable estimate for our kitchen remodel. I knew immediately he would be the contractor we were looking for. I met with approximately 6-7 general contractors for our kitchen remodel prior to talking to Mark and was simply skeptical or tired of their sales spiels and unrealistic price quotes. Mark was very pleasant to work with and came by almost on a daily basis to oversee work progress. Armando was the guy who did majority of the remodeling work and boy was he phenomenal! Very professional and knowledgable, he knew exactly what he was doing, did not cut corners and paid attention to a lot of details. We had a pleasant experience working with everyone on the team throughout the entire process and couldn't be happier with how the kitchen turned out. I would highly recommend Siber Remodeling to anyone who is looking for a reliable contractor.

Don Burns is truly a professional. We called Cactus Valley Homes, along with several other contractors, to give us estimates on our project. He was personally available to quickly give us a very fair quote. We chose Don because of his professionalism, price and his ability to do all of the work with a high level of craftsmanship, design ideas and a made our home a resort oases to live in! He provided us with formal, written quotes and, I'm happy to say, the costs did not exceed these quotes. Everyone at Cactus Valley Homes was there every step of the way. They gave us design advice as we chose the materials and planned the kitchen, bathrooms, flooring, and all required fixtures and yes even the paint colors. From there, he and his crew handled everything...plumbing, glass shower surround, granite counter tops, cabinetry, drywall, painting, fixtures and tiled the shower, backsplash, flooring and baseboards. Everything he touched turned out beautifully! Our happiness was Don's top priority. He was always available to answer our questions and checked in frequently to ensure that we were pleased with the progress. The finished product is perfect however, the best part about working with Don is that he is completely trustworthy. It means the world to us that we could have total peace-of-mind when we were away and he was working in our home. It's great to work with one contractor that can do every aspect of a project as we never had to worry about giving access to our home to different crews of people. He constantly went the extra mile, working with our busy schedules and accommodating our 2 big dogs throughout the process. Don is a pleasure to work with. He is a true, honest professional.
