I am a Registered Professional Land Surveyor in Texas, and also a Professional Land Surveyor in Puerto Rico. I am a veteran of the U.S. Army, 82nd Airborne Division.
I am bilingual; spanish & english.

What is your typical process for working with a new customer?
Surveying services are not something a person does every day, like filling the gas tank of a car or going grocery shopping. I like to take some time to listen to what the situation is, and try to understand what the client wants to do, that way I can better guide them and present different alternatives to solve their case or situation.
Usually I will ask the client for the physical address of the property to be surveyed. I will ask, what is the reason for requesting a survey of the property. I will also ask if the property has buildings, or if it has any wooded areas, or crops, or if the property is by a lake or stream. These elements could add challenges while performing a survey.
I might ask if the client has any idea how much the surveying service might cost. I could also ask if there is any deed or title document, or if there is any previous surveying work of the property available.
What education and/or training do you have that relates to your work?
I have a bachelor's degree in Land Surveying and Mapping, from the Polytechnic University of Puerto Rico. I have over 20 years of professional experience and I have completed many courses and seminars related to surveying. I am a Registered Professional Land Surveyor in the State of Texas (licence no. 6637) and also a Professional Land Surveyor in Puerto Rico (licence no. 19289). I am a member of the Texas Society of Professional Surveyors, I am also a member of the National Society of Professional Surveyors and a member of the Professional College of Engineers and Land Surveyors of Puerto Rico.

I do not have a standard pricing list. Every case and job is unique, and so will be my quote.
How did you get started in this business?
Long story short, I thought civil engineering was land surveying. After two years in a civil engineering program I found out I was in the wrong program, surveying was a whole different program and profession. I work with engineers and have many good friends in that profession, but I am a Land Surveyor. I have worked in all the positions in land surveying, from field helper to technician, to self employed. I have worked for surveying, construction and engineering companies.
What types of customers have you worked with?
I have provided services to everyday people, to realtors, lawyers, engineers and other surveyors. Big companies or a person buying a house, everyone needs a good surveyor.
Describe a recent event you are fond of.
A client called asking for a quote on some easement documents for a small project and could not clearly state what they needed me to do. I received a sketch of the proposed easements, and I took a look at some records documents for the property and some right-of-way dedications and ended up preparing one easement document instead of three. The client was so happy I found the record document they could not find for the right-of-way, since the dedicated portion was owned by the City, there was no need for two new easements.
What advice would you give a customer looking to hire a pro in your area of expertise?
I would tell the clients to look and compare prices, scope of work and trust your guts when something doesn't add up. Do your research and provide as much information as possible to the surveyor so you get a complete scope and price.
What questions should customers think through before talking to pros about their needs?
I think the customer should think and ask about professional experience. Has the professional worked in similar jobs before? Is the professional active in the State Department? Has the professional had any complaint with the State Board? What is included in the price? What is a reasonable time frame for the execution of a survey? Check the reviews of the surveyor? What has been other people experience?
