I'm Coleman Schultz, owner of Integrity First Inspections LLC.
With more than a decade of experience as a professional home inspector and Certified Master Inspector, I've inspected thousands of residential and commercial properties at various stages of construction and in a wide range of conditions. Not all maintenance is routine, and not all construction is quality.
I understand how complex and important buying or selling real estate can be. I can't make decisions for you, and my goal isn't to create unnecessary alarm. My goal is to identify and document visible defects and deficiencies, explain my findings clearly, and provide the information you need to move forward with confidence.
My faith, military service, and years in this profession have taught me that integrity isn't something I simply advertise. It's more than a name — it's demonstrated through the quality of my work. My core values aren't office decoration; they're the foundation of my character and the way I do business.

Worst inspection ever... Coleman and Integrity First missed and/or didnt report many major issues with the house. He made a small note about the Grey Pipe connected to PVC but no mention that Grey Pipe was part of a lawsuit and was known to shatter. Shortly after purchasing the home I discovered this issue when I had to have the washer connection repaired. The pipe shattered when they tried to replace it and the contractor said there was evidence under the house that there had been several repairs made to the pipes. It was easy to see as the insulation under the area was sitting on the ground and was moldy so had been there for some time. I ended up having to repipe the entire house - a $10k expense that I had not planned on or was made aware of.
The AC has been problematic since day one running constantly and not fully cooling parts of the house. Coleman / Integrity did note it wasnt cooling and the capacitor had to be replaced, good catch on that but he failed to mention the ductwork under the house was not connected correctly to the AC unit, had a huge visible hole in the side of the ductwork, and the ductwork was not connected at all to anything on the other end from the unit. If he had actually inspected the system and gone under the house it would have been hard for him to miss since the until was blowing cold air that you could feel when you opened up the skirling. I hired an HVAC contractor to come find out why my house wasnt cooling property and he showed me the issues. That was another $1k in repairs.
Do yourself a favor and hire another inspector because with Coleman / Integrity you will just be throwing your money away and will likely have many unexpected costly repairs.

Was very pleased with inspector. He was very aware and attentive to the details. While I wasnt happy with the report that I received, it was completely on the contractor not the inspection.
