Eugene H. says, "Forewarning Im not the best at typing so please excuse any spelling or grammatical errors! Owner Justin was great!I have become quite the skeptic because customer service and quality just isn't like it was 20, 30, 40 year back. But I chose this contractor cause His initial email stood out and was very informative, professinal, and well spoken. And very fast response time. He cold sense my skepticism so he provided us with an abundance of credentials from electrical, property management and construction design license and certifications, several awards hes achieved, copy of insurance, simple but effective contract and references, receipts, the whole nine. Communication is huge to me and he was very attentive, knowledgeable, listens very well, and made sure to deliver exactly what i requested. My only complaint for giving- 4 stars- wasnt directed towards Justin. It was cause a guy working for him was on his phone a lot when Justin wasnt looking but I made justin aware of this and he dealt with the issue immediately and we had no more issues. Would definitely recommmend his services. Im glad to provide reference and any questions (937)583-3100 " Read more

Your Patio Roof Contractors questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does a covered patio cost?

Building a roof over an existing patio costs $20 to $60 per square foot, depending on the type of cover and materials used. Basic options like fabric awnings or metal roofs offer minimal protection, while mid-range choices such as aluminum covers or wood pergolas with polycarbonate panels provide better durability and aesthetics.

For premium options, custom wooden structures with shingle roofing or insulated aluminum covers not only offer full protection from the elements but also enhance outdoor living spaces and may increase home value. Additional features like lighting or heating can further increase the overall cost.

Does a covered patio increase home value?

Yes, adding a covered patio can increase a home's value by enhancing its outdoor living space and functionality. Potential buyers often view covered patios as desirable features, as they provide protection from the elements and extend the usable area of the home.

However, the exact increase in value depends on various factors, including the quality of construction, materials used, and local real estate market conditions. While a well-designed covered patio can offer a good return on investment, it's important to consider the overall cost and potential resale value in your specific area.

Do I need a permit to build a covered patio?

In most cases, you will need a permit to build a covered patio. Permit requirements vary by location, but generally, any structure attached to your home or that alters its footprint requires approval from local authorities.

It's crucial to check with your local building department or zoning office before starting construction. They can provide information on specific requirements, such as setbacks, height restrictions, and necessary inspections. Failing to obtain proper permits can result in fines, forced removal of the structure, or complications when selling your home.

What is the cheapest way to cover a patio?

The most cost-effective way to cover a patio often involves using temporary or semi-permanent solutions. Shade sails, for instance, are affordable and easy to install, providing protection from sun and light rain. Another budget-friendly option is a retractable awning, which can be extended when needed and retracted when not in use.

For a more permanent but still economical solution, consider a pergola with a fabric or vinyl cover. This option allows for customization and can be built using relatively inexpensive materials like pressure-treated lumber. Adding a polycarbonate or corrugated plastic roof to the pergola can provide additional protection from the elements while keeping costs down.

How do I choose a patio roof contractor?

A skilled patio roof contractor can help you achieve your vision while adhering to safety and quality standards. Follow these suggestions to find the right contractor for your project:

  • Clearly outline the scope of your project, including size, materials, and design features.
  • Look for local contractors with positive reviews on HomeGuide and Google and relevant experience in patio roofing.
  • Verify that the contractor is licensed, bonded, and insured to protect yourself from liability.
  • Obtain detailed estimates from multiple contractors to compare costs and services.
  • Contact past clients to gauge their satisfaction with the contractor's work and professionalism.

What questions should I ask a patio roof installer?

Ask your patio roof installer these questions to understand their qualifications, process, and costs:

  • Are you licensed, bonded, and insured?
  • Can you provide references from similar projects?
  • What materials do you recommend for my patio roof?
  • How long will the project take?
  • What warranties do you offer on materials and workmanship?
  • Will you obtain necessary permits?
  • How do you handle unexpected issues or changes?
  • What's your payment schedule?

Very nice, quick to respond to messages, went the extra mile by taking my yard waste to the dump because Rumpke won’t pick it up at my house.
