What is your typical process for working with a new customer?

We have a 3 step build process;

1) Discovery/ Planning- we learn about your needs and prepare an agreed upon budget that will not change in addition to a 3D rendering of the project

2) Construction - we set a schedule and a completion date that we will achieve on time.

3) Closing - you accept the home after a final inspection and officially own your new home. We continue to help with warrenty issues even after the close

What education and/or training do you have that relates to your work?

Mike Kalis is the CEO of Great Lake Realty. He has a BA in Marketing from the Eli Broad College of Business at Michigan State University. He is a licensed broker in the states of Michigan, Indiana, Alabama and Georgia. Mike is also a licensed builder in the state of Michigan. He has worked at one of the largest public builders in the US prior to starting his own company in 2007. Marketplace Homes was started in 2007, and helped sell billions in new construction homes and managed over 3200 homes prior to selling the business in 2019. In 2019 Mike was the CEO of Copper Bay, a build to rent construction company that built over 700 homes for lease in West Michigan and Indiana. Great Lake Realty was started in 2021 as an extension of the work at Copper Bay intended to meet the needs of investors that want affordable new homes in West Michigan to rent.

We build a home to your sepcific needs and will present you with a price and timeline that is guaranteed prior to starting construction. Our homes typically are in the $200K to $400K price range.

How did you get started in this business?

I graduated from Michigan State University in 2004. I started my career at Pulte Homes, one of the largest builders in the US. I then created Marketplace Homes as a business to help builders market and sell new homes. We grew from 1 to 100 team members and sold $2 billion in new construction. From there I was a partner at Copper Bay where we built 800 rental homes. In 2021 we created Great Lake Construction to service the Northern Michigan market where we saw a lack of professionalism in the building industry. Our goal is to build great homes on time and on budget. We're so dedicated to being on time that if we miss our closing date, we actually pay you for every day we are late (so we won't be late).

What types of customers have you worked with?

We work with anyone that is looking to build a home from $299K to $900K in the Traverse City area. We recently finished Windward Way next to the Grand Traverse Resort. We are currently building Emerald Hill and Verndale at Eastbay in Traverse City. In addition, we will do 24 homes around the Traverse City area.

What advice would you give a customer looking to hire a pro in your area of expertise?

We are not a custom builder. If you are wanting to pay $2 million for a custom plan, that is not us. We are not a low quality builder. We provide great value and high quality homes with great partners and quality materials. If you want a very low priced home, that is not us. We are not huge and not small. We build 24 homes a year, not more and not less. You get production value, with a personal touch. We are not part time. We are professionals that build homes full time. If you want a "guy" that does 1 or 2 homes a year, that is not us. We are not flexible. We provide 2 weeks from the time you sign an agreement to work with our team to finalize options. If you want to change things after we have already ordered materials and scheduled our team, we are not the right builder. By getting all selections agreed upon upfront, we can be ontime!

What questions should customers think through before talking to pros about their needs?

Ask - is it "all included" - we include everything you need in a base price Ask - what happens if you don't hit your timeline? We pay you $100/day for every day we are late (so we are not late) Ask - Do you guarantee the price? We lock in your price and it doesn't move, regardless of material and labor shifts. Ask - Do you finance the build? Our team can fund the entire project so you don't have to. Ask - how long will it take for you to get me the price? We can get you the price of your home in about 15 minutes because we have beautiful plans we build over and over to get great quality.
