Jordan G. says, "ARRK handyman Service was hired by my company to put a 150ft wood fence in the backyard of our rental property with two gates in order to create privacy from the railroad tracks directly behind the property. Russell and his crew showed up ready to work in the middle of a snow storm when they live an hour and a half away. They had to cut down gigantic tree in order to install the fence on very uneven ground. The final product turned out beautifully! He did a wonderful job in regards to the work. However, I had to subtract one star for poor communication and follow thru. I had asked Russell to complete the project within a 3 day time span and to also stay in contact with me every morning with updates. The project ended up taking a full 2 weeks to complete and I was only contact one time with an update. He also put the front gate in an awkward spot, not where I had planned for it to go. In the end, The quality of work was so stunning that some of these other issues fell to the wayside. We would most definitely work with Russell and Arrk Handyman Services again!" Read more

Your Metal Roofing Contractors questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does a metal roof cost near me?

A metal roof costs $5 to $16 per square foot installed or $10,000 to $32,000 on average for a 2,000-square-foot home, depending on the metal type and gauge. A corrugated or standard sheet metal roof costs $5 to $12 per square foot, while the more popular standing seam metal roof style costs $9 to $16 per square foot.

Corrugated metal roofing panels come in wavy or ribbed styles and require more maintenance than standing seam metal. Standing seam roofing panels overlap, which hides the seams and penetrations to create a more watertight surface. Most homeowners find standing seam metal roofs more attractive, while corrugated metal roofs tend to look more industrial.

Does a new metal roof increase a home's value?

A new metal roof increases home value and provides a 60% to 85% return on investment (ROI), depending on how old the previous roof was. Homes in areas prone to heavy snow, high wind, or wildfires see the highest ROI for metal roof installation.

Metal roofs cost more than asphalt shingles but are typically worth the cost for homeowners seeking long-term savings. A metal roof lasts 2 to 3 times longer than shingles, improves energy efficiency, reduces heating and cooling costs, and requires minimal maintenance.

How long does it take to install a metal roof?

Installing a metal roof takes 2 to 5 days, depending on the roof size and shape and the crew size. The project may take longer for roofs with complex shapes or steep pitches, or if the roofers discover damage or structural issues when removing the old roof.

What are the advantages and disadvantages of a metal roof?

Advantages of a metal roof:

  • Long-lasting
  • Low-maintenance & easy to clean
  • Wind, fire, and insect resistant
  • Boosts home value
  • Improves energy efficiency

Disadvantages of a metal roof:

  • Expensive initial cost
  • Difficult to color-match later for repairs
  • Some homeowners consider them unattractive.

Can you put a metal roof over shingles?

Yes, you can put a metal roof over an asphalt shingle roof if the roof decking and underlayment is still in good condition. This process is called a "roof-over" and can save you the cost of having the shingles torn off before the new roof is installed. Have a professional roofing contractor inspect your existing roof for damage before installing a new metal roof on top of it.

Building codes in some cities only allow for two layers of roofing material. Check your local regulations to confirm a roof-over is allowed.

How do I choose the best metal roofing contractor near me?

Before getting estimates from roofing contractors, have an idea of your approximate roof square footage to confirm the estimate details are accurate. Then, use these guidelines to ensure you hire the right contractor for your project:

  • Get at least 3 estimates to compare.
  • Select a contractor who is a member of the Metal Roofing Alliance (MRA) and the National Roofing Contractors Association (NRCA).
  • Check their reviews on HomeGuide and Google.
  • Choose companies that are licensed, insured, and bonded.
  • Be cautious of round number quotes. Most honest estimates with accurate material and labor costs are not round numbers.
  • Avoid selecting the lowest bid as it may indicate low quality.
  • Get a detailed contract and warranty in writing before the project starts.
  • Never pay in full before the work begins. Use a payment plan instead.

What questions should I ask metal roof installers before hiring?

Ask these questions to ensure you hire the best company for your roof replacement:

  • How many metal roofs have you installed in the past year?
  • Are you licensed, bonded, and insured?
  • Are you certified by the roofing manufacturer?
  • Do you have a portfolio of past roof installations?
  • Can you provide references?
  • What type of metal roof do you recommend for my home, and why?
  • How long will the installation take?
  • Can I stay in my home during the project?
  • Does the estimate include removing and disposing of my old roof?
  • Do you need a permit to install the roof? If so, are permit fees included in the estimate?
  • What additional costs might come up during the project?
  • Do you offer a workmanship warranty backed by the manufacturer? If so, what does it include?
  • Is the warranty transferable if I sell my house?
  • Will you register all the material warranties and provide proof of the registration?
