We will often perform a "study phase" with our clients to develop existing condition plans of the building, which form the basis of our design. We will work with you to understand the full scope of your needs, and work with you to develop 2-3 different options and approaches. This will hep you better understand the different scopes, and how this effects schedule, and ultimately, the overall project budget.

After the Study/Schematic phae is completed, we will produce full construction documents that incoproate he unqie complexities of your own home, and minimize conflicts during construction.

We will help you solicit bids from GC's, evaluate those bids, and chose the right contractor to perform the construciton.

During the Construction phase, we will be the liason between you, our client, and the GC, to review any potential conflicts that may arise. We will assist you on selecting finishes appripriate for the project, and keep the project on budget. When the project is nearing completion, we will make sure all construction items have been completed.

Typical Architectural Design services fee range from 8%-12% of total construction cost.

We break out our fee into costs per phase for the client to better understand the fee's for each phase of the design process through construction and the client can determine which phases they would like us to perform.

For a project where scope and construction cost needs to be determined, we will often perform an initial study and schematic design, at a smaller fee, so we can accurately provide a fee to the final scope of the project.
