We offer design & construction mangement. Unique to our company is our background in construction and inspections. Our design services put your needs at the highest priority in order to determine the optimal design. With our mangement servics, we boil down the construciton docs and provide contractors spoon fed information in order to obtain apples to apples bids.
I enjoy keeping a project organized and optimized so that both the owner and contractor are happy. We love coming up with unique designs and layouts to make use of every square inch possible while keeping the project within reasonable budget. We love to help the contractor find the best and most practical solutions making the process as efficient as possible while providing the owner peace of mind during the process.

STEP 1: Initial consultation, where we meet with the owner (virtually or in person) and discuss their project and their needs. We have a process to help extract the owners "real" needs and vision.
STEP 2: Once a budget for construction is determined than the design process starts. We start off with quick concepts to narrow down the owner's vision. Then provide the base conceptual layout.
STEP 3: The client reviews and the budget is discussed with different options. There is multiple back and forth at this step until the design makes the most sense.
STEP 4: The final plans are drafted and prepared for owner review and opportunity to make any final adjustments.
STEP 5: Final plans and construction documents are prepared and provided to owner for contractor bidding.
STEP 6: Optionally the owner can work with us to manage the project. In this step we create an RFP (Request For Proposal) and project budget items. This includes a step by step instructions for the contractor on how to bid the project.
STEP 7: Contractor bids are received and reviewed. We have a systematic process of how to review contractor bids in order to compare apples to apples and provide the owner unbiased analysis of the contractors.
STEP 8: Contractor is selected and contractor's agreement and proposal are reviewed and adjusted for the final contract. In addition the construction schedule is created and contractor to agree to the schedule.
STEP 9: The plans are submitted to the city for permitting review. If comments are received by the city we will provide revisions as needed.
STEP 10: Permit is approved and construction can start. Our management depends on agreed services but generally we will meet with the contractor on a weekly basis to review progress and inspect work. In addition, any invoices or payment requests by the contract will be reviewed and made sure to be reasonable and within contract agreement.
STEP 11: Prior to rough inspections, we conduct our inspections of the project and make sure that the work is done per plans and up to the standards set forth. At this point if city allows us we can conduct special inspections.
STEP 12: Towards the end of the project the punch list will be developed and reviewed with the contractor. Any outstanding items to be addressed and reviewed.
STEP 13: Our final inspection prior to city final inspections will be conducted.
STEP 14: The final project at substantial completion will be reviewed. Any defects to be recorded and reviewed with owner prior to final payments.
I am a licensed Professional Engineer & Certified General Contractor. I have been working as a designer for over 15 years. I have built over 250 projects as a contractor most of which were design build project. Also worked as a structural inspector at the Ft. Lauderdale Airport's 200,000 sft terminal 1 expansion for 2 years.
Pricing is generally based on % of construction costs.
DESIGN WORK - from 1% to 6% depending on complexity.
CONSTRUCTION MANAGEMENT - from 3% to 15% depending on involvement and responsibilities.
