Jordan G. says, "ARRK handyman Service was hired by my company to put a 150ft wood fence in the backyard of our rental property with two gates in order to create privacy from the railroad tracks directly behind the property. Russell and his crew showed up ready to work in the middle of a snow storm when they live an hour and a half away. They had to cut down gigantic tree in order to install the fence on very uneven ground. The final product turned out beautifully! He did a wonderful job in regards to the work. However, I had to subtract one star for poor communication and follow thru. I had asked Russell to complete the project within a 3 day time span and to also stay in contact with me every morning with updates. The project ended up taking a full 2 weeks to complete and I was only contact one time with an update. He also put the front gate in an awkward spot, not where I had planned for it to go. In the end, The quality of work was so stunning that some of these other issues fell to the wayside. We would most definitely work with Russell and Arrk Handyman Services again!" Read more

Your Clay Tile Roofing Contractors questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does a clay tile roof cost?

A clay tile roof typically costs between $8 to $25 per square foot installed, or $20,000 to $55,000 on average for a standard 1,700-square-foot roof. The price varies based on factors such as tile type, roof size, and location.

Clay tiles are more expensive upfront compared to other roofing materials. However, their longevity and durability can make them cost-effective in the long run, as they can last over 100 years with proper maintenance.

How long do clay tile roofs last?

Clay tile roofs are known for their exceptional longevity, typically lasting 50 to 100 years or more. Some clay tile roofs in Europe and Asia have been functional for centuries. This long lifespan is due to the durability of clay as a material and its resistance to various environmental factors.

Proper installation and regular maintenance can further extend the life of a clay tile roof. Many manufacturers offer warranties of 50 years or more, reflecting their confidence in the product's durability. This longevity makes clay tile roofs a cost-effective choice in the long term.

Are clay tile roofs good for all climates?

Clay tile roofs are versatile and can perform well in various climates. They excel in hot, sunny regions due to their natural ability to reflect heat and keep homes cooler. Clay tiles are also effective in areas with high rainfall, as their design allows for excellent water drainage.

However, in regions with frequent freeze-thaw cycles, special considerations may be necessary. Some types of clay tiles can be more susceptible to cracking in these conditions. It's important to choose tiles rated for your specific climate and ensure proper installation to maximize performance.

How much maintenance do clay tile roofs require?

Clay tile roofs are generally low-maintenance, especially those with a matte or glazed ceramic finish. Regular inspections, typically once or twice a year, are recommended to check for any damaged tiles or issues with underlayment. Cleaning may be necessary occasionally to remove debris or algae growth.

While individual tiles may need replacement if damaged, the overall roof structure requires minimal upkeep. It's important to hire professionals for any repairs or maintenance to avoid damaging the tiles. With proper care, a clay tile roof can maintain its functionality and appearance for decades.

How do I choose a clay tile roofing contractor?

A qualified contractor will provide valuable insights into the materials and techniques specific to clay tile roofing. Follow these suggestions to find the right contractor for your project:

  • Research local contractors: Start by searching for local contractors who specialize in clay tile roofing. Check HomeGuide and Google for customer reviews and ratings.
  • Verify credentials: Ensure that the contractor is licensed, bonded, and insured. This protects you from liability in case of accidents during the project.
  • Get multiple quotes: Obtain at least three estimates from different contractors. This allows you to compare prices and services offered.
  • Check experience: Ask about their experience specifically with clay tile roofs. A contractor familiar with this material will understand its unique installation requirements.
  • Ask for references: Request references from previous clients to gauge their satisfaction with the contractor's work quality and professionalism.
  • Inquire about warranties: Discuss warranties for both materials and workmanship. A reputable contractor should offer a solid warranty on their work.
  • Review contract details: Before signing, ensure the contract includes all details about the project scope, timeline, payment schedule, and warranties.

What questions should I ask a clay tile roof installer?

When considering a clay tile roof installation, ask these questions to ensure you're working with a qualified professional who can deliver a high-quality result:

  • Are you licensed, bonded, and insured for clay tile roofing work?
  • How many years of experience do you have specifically with clay tile roofs?
  • Can you provide references from recent clay tile roofing projects?
  • What type and grade of clay tiles do you recommend for my climate?
  • Will my roof structure need reinforcement to support clay tiles?
  • What type of underlayment do you use for clay tile roofs?
  • How will you ensure proper ventilation with a clay tile roof?
  • What warranty do you offer on materials and workmanship?
  • How long will the installation take, and what's your process?
  • Do you handle all necessary permits and inspections?
  • What maintenance do you recommend for a clay tile roof?
  • How do you handle potential issues like broken tiles during installation?
