    Ballpark estimate based on location and customer details, if the project is withing the customers budget, we will schedule a site visit, then if the project is still withing budget we will give an Estimate of construction, if customer wants to proceed we will write up  a contract, our typical contract has a down payment for plans and permit fees, when a permit is issued we start construction in phases, each phase may require a down payment of no more than half of that phase, the balance is paid upon completion of that phase. phases of construction typically are site layout, excavation, underground and electrical, rebar, concrete, wall framing, roof trusses, trim and decks, roofing, plumbing and electrical rough ins, lath & stucco, insulation, drywall and painting. 

    4-year Apprenticeship with Local 1281 out of Anchorage, Alaska, hands on residential framer, roofer, and Commercial Carpenter, framing, doors/Windows, all phases of Construction 

    Over 18 years Contracting in The Phoenix Valley from Apache Junction to Wickenberg, permits and plans to

    Location and jobsite access play an important role in all projects, Customer experience and expectations are also high on the list, timeline of construction is very critical to pricing as much as materials and location. 

    my first projects were in Southern California as a laborer and apprentice carpenter, I loved working outside and joined the Union apprenticeship program in 1992, graduated with a 4-year degree in 1995, I have to say not all Unions are created equal. 

    I prefer to work with Owners, I find that most project managers have no clue, other contractors just do not have the experience to figure out most projects, and rely on other which inflates cost and hinders the project more than enhancing the schedule and the customers bottom line, I therefore try to limit the damage of other 

    My family means the world to me, my daughter Sarah is enrolled in a PHD program in Denver, she is an Archeologist, my son Richard is a musician/ Contractor in Seattle, my youngest son John lives with us at home, which is a blessing, he is in the Mortgage broker, my oldest daughter Shavon and my grandchildren live in Anchorage she is a representative for a nail company 

    The main thing that you must consider is communication is key. If I think there may be a gap in communication, I will skip a project. trust your gut, check the license, check how many years in business, look at website if it looks fake or real. know the value of your home and think of pricing accordingly, low ball offers are common, but they often lead to trouble down the line. if you are using unlicensed contractor, buyer beware, there is no recourse in the event they bail, except for Joe Ducey

    Decide what you want, dont think about the structure, just think about the finished product, if your adding square footage, call and find out your setbacks, maximum building footprint from your local building authority.
