Ganesh says, "Vishal did a great job in finding our first home. He worked hard on collecting all sorts information about every house that we checked out during our search. He does excellent research about what are the potential offers a house could get and comes up with the best offer that is not too high or too low. He has good acumen when it comes to predicting what will be the total cost of repairs and improvements if you were to select a house. In our case, the prediction was quite accurate. He has been very helpful to us even after the sale was completed in finding contractors, cleaners, gardners etc. Overall, Vishal was very professional and at the same time very friendly and approachable" Read more

Randi, C. says, "Second time around with Simon, just as great as the first! I first worked with Simon two years ago when my husband and I were looking to purchase our first home with a VA loan. I knew he was great helping us purchase our home, so when we needed to sell our home quickly, he was the first call I made. If you think buying a home is stressful, try selling one, especially when you need it done ASAP! Start to finish, Simon explained everything beautifully. Every step of the process was easy to understand. He gives realistic and fantastic advice when reviewing offers. I would ask him for referrals for work that needed to be done prior to the house going on the market (i.e. pest inspections, repairs, etc.). Within hours of requesting the information, I had great contacts from Simon. Seriously, within hours! Simon also contacted me a few weeks after our home sale closed to see how I was doing and make sure I was settling into my new home. He feels like a great family friend who you would trust with your own children. If you're looking for a great realtor, stop looking. Call Simon" Read more

Your Real Estate Agent Services questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

What does a real estate agent do?

Real estate agents help clients buy, sell, and rent residential and commercial properties. Homebuyers and sellers should get a realtor or listing agent to help find and visit properties, make offers, determine a competitive listing price, negotiate, and handle all the paperwork.

According to the U.S. Department of Labor, real estate agents do the following:

  • Represent clients looking to buy, sell, and rent properties.
  • Advise clients on local prices, market conditions, mortgages, and related information.
  • Generate and compare currently listed and recently sold properties to determine a competitive listing price or offer.
  • Market properties through open houses, online websites, and advertisements.
  • Show prospective properties to buyers or renters.
  • Present purchase offers to sellers or helps buyers submit an offer.
  • Mediate negotiations between buyer and seller.
  • Ensure all contract terms are met.
  • Prepare and submit documents, such as loyalty contracts, purchase agreements, and deeds.

How much does a real estate agent cost near me?

The standard, fair commission for a real estate agent is 6% of the home's sale price. The commission is negotiable and is typically split between the seller’s agent and buyer’s agent at 3% each. Some real estate firms offer selling or listing services at a flat rate of $3,000 to $6,000.

Additional costs apply for home staging, photography, videography, marketing, inspections, appraisals, and closing costs.

What's the difference between a real estate broker and an agent?

  • Real estate brokers are licensed to own their firm and help clients buy and sell real estate.
  • Real estate sales agents must work under a licensed broker. Brokers work with sales agents on a contract basis and charge a commission for each property they sell.

What should you look for in a real estate agent?

To find the best real estate office, look for and do the following:

  • Contact and compare at least three presentations from top realtor agents.
  • Ask for recommendations from family, friends, and neighbors.
  • Read reviews and check out their previous work on HomeGuide and Google.
  • Select realtors with extensive knowledge and experience of the local market.
  • Avoid part-time real estate agents.
  • Avoid agents that don't typically work within your price range.
  • Look for agents that have recent and successful local transactions.
  • Look for agents that communicate with you regularly and keep you up to date.

After asking questions, hire the best real estate agents near you.

What questions should you ask a real estate agent?

When hiring a real estate firm, ask them the following questions:

  • How long have you been in business? Are you full-time?
  • How many homes have you represented in this area?
  • What types of homes do you usually represent?
  • What price range do you typically work within?
  • What price would you recommend listing my home at, and why?
  • Are there any potential complications you foresee with this home?
  • How many other homes or buyers are you currently working with?
  • Can you provide testimonials and references from past customers?
  • Does your firm help with photography, walk-through video, or staging?
  • How long are houses taking to sell in the neighborhood?
  • How much do you charge, and how long does your contract last?
  • Is your commission negotiable?
  • What services are included in the cost?
  • How do you plan to market my house?
  • What do I need to provide to get started?

Vishal helped us buying our first house which we can call Home! Vishal is super friendly and unbiased in his advise. He treats every client like his own family and goes above and beyond in making sure the client finds a home that they really love. Vishal is punctual and is available via phone or in person whenever you have any questions. He is pretty knowledgeable about the bay area market and educated us about the various steps involved in the home buying process. I highly recommend Vishal for anyone out there who is looking to buy their next home

As first-time homebuyers, we met with multiple realtors in the area. Simon and David of Keller Williams Realty were the ones we felt were most knowledgeable and put us at ease, both about the neighborhoods in Walnut Creek/Pleasant Hill and the home-buying process overall. We worked primarily with Simon. He was really accommodating with our schedules (coming from San Francisco), taking us around to look at houses, helping point out things we otherwise might not have noticed or thought about since it's so easy to be distracted by the staged furniture and how the home looks. When it was time for us to put in offers and go through all the paperwork, Simon was there to help us answer any questions we had. Simon kept us updated throughout the process as well, once our offer had been submitted. Unfortunately, we went through this process more than once. Fortunately, that meant we became pretty well versed with it. Once we did have an offer that was accepted, we were in unfamiliar territory again but Simon was there to help us through it all - the inspections, the negotiations, working with the loan and title folks, everything up through having keys in hand to our new home!
