When working with new Buyers, I set up a first meeting at either my office or a mutually agreed place, perhaps over a cup of coffee or a beverage, to discuss their needs and wants as well as help answer any questions they may have about the buying process.
My first meetings take approximately 45 minutes to 90 minutes depending on conversation, questions, etc. I explain the importance of having their mortgage pre-approval in order (if they are not paying cash) or refer them to a trusted partner to assist. I walk them through their search, showing requests, and touch on the offer process.
We approach each customer/client with pricing to both match their needs and our experience. Pricing will be quoted at time of contracted service.
I was originally in a corporate role, but had always had an interest in real estate. My first two buying/selling experiences were not great as it related to my agent. I felt I could provide a unique skill and care for my clients that, still to this day, is so lacking. I am proud of what I have accomplished and welcome the opportunity to treat customers and clients in a way I wished I had been in my own transactions.
I work with a mix of Buyers and Sellers. Between 90-95% of my yearly business is a mix of past clients and/or client referrals. I typically work with single family, condominium, two-family, multi-family, vacant land, foreclosures, short sales, estates, trusts & divorces amongst other types of tranasctions.
Telling a Buyer they have an accepted offer brings tremendous joy to me. Maybe they are buying their first home, maybe they are having a baby, or maybe they are getting out on their own after a divorce or death of a loved one. Handing someone a key at closing is a powerful experience. Who knew such a piece metal of all shapes and colors could mean so much?
I recommend choosing a an agent that is: full time, one that works with a partner and/or other agents, as well as a reputable company backing such a RE/MAX. Also, ask for referrals!
I think if buyers walk through their needs and wants and can put pen to paper is a great first start. Don't be afraid to share your wants and needs and have an open discussion. A real estate agent is more than a person writing terms into a sales contract. We are there to help you through the process, so being able to open up is important. There really is no such thing a stupid question and there really is no "rule" book on how a transaction should play out.
