I used Viktar Kutsevich to sell my townhouse in Sterling last summer and he was outstanding. His analysis of the neighborhood recent sales was very helpful and the final sale price came up a little higher than I expected. When I saw my listing, I was blown away. His professional photographer did an amazing job. My home looked so bright and roomy, it made me almost regret selling it. He was extremely responsive on communicating with me. Viktar called me the first day to let me know that he secured an offer for the price above I asked originally. He is a true professional and If I was ever going to sell or buy a house again he would be the first guy I would call.

I have dealt with A LOT of realtors and I can honestly say this is the best experience Ive ever had. Viktar is super professional and committed to delivering excellent service and expert advice to his clients. Hes very prompt and attentive at any hour or day, which was critical given my hectic work schedule.
As a DC resident, I was not very familiar with Northern Virginia and Viktar was incredibly helpful in offering up the pros and cons of various areas and what they could mean for resale value.
He provided great options to look at and was really patient with our picky criteria, helping us find the perfect house. But perhaps most importantly, when we faced a few issues with the sellers Viktar was a masterful negotiator-- very calm, but very resolute in getting us the best deal possible.
I dont think previous realtors Ive dealt with would have gotten me such a good deal. He also found us an amazing loan officer that got me an interest rate that was much, much lower than what I had thought possible. That helped the budget tremendously and allowed us to afford some upgrades immediately upon moving in. Viktar is truly an exceptional real estate professional who you can trust to have your best interest at heart.

In real estate, there is nobody I’d rather have in my corner than The Viktar and Roya Kutsevich Realty Team. Roya is extremely response and personable, with an innate ability to put you at ease. Viktar is extremely tenacious and knowledgeable in the industry. Together they are a SUPER duo that defines the word TEAM!
It was serendipitous that we met Viktar and Roya during our search for a new home in NoVA. We blindly reached out via a “Contact Agent” button online. We immediately received a text from Roya, which was promptly followed up with a phone call. We explained our needs and within minutes we were sent listings for properties which matched our criteria. Later that day we were scheduled to view (3) properties!
Within a few days we found a home and with the expert guidance of Viktar, we made an offer that was accepted. We were anxious homebuyers during negotiating, lending and settlement but Viktar and Roya were always calm. They addressed all our questions and concerns in a timely manner, walking us through the homebuying process. Having them to lean on made it a lot less stressful.
When issues would arise, they would jump into action. An example is upon receiving the resale disclosure package, we found that the association only allows (1) dog. This was a deal breaker for us. Viktar and Roya worked to get us approval, within days, from the Board to allow (2) dogs. Without this approval, we would have had to walk away from the deal.
We cannot recommend The Viktar and Roya Kutsevich Realty Team enough. We were impressed, not only with their professionalism but their genuine interest in assuring we were happy with our decision and our new home.
