Suzanne started her Home Staging career in Austin in 1998, moved to Carlsbad in 2000 and founded Metamorphysis Home Staging Services in 2001. In 2011 she founded the United Stagers Association after developing a program to help educate, train and support the Home Staging Industry, which is her continuing goal.

What is your typical process for working with a new customer?
During initial contact by Homeower or Realtor, usually a phone conversation, we discuss if Home is Occupied or Vacant, location, size, expectations and timeline.
For Occupied Homes, a Consultation appointment is made for a fee. During consultation we discuss in detail our process of viewing and photographing entire home, including outdoor areas, each room throughout, explaining what needs to be done prior to the Staging process. After viewing, things like editing the amount of furnishings, removal of all personal photos, collections, making needed repairs, updating light fixtures, painting and or touch ups and a deep detailed cleaning throughout the home are discussed. Homeowner can address these items or we can help by project managing entire process. After home is prepared we then Stage home with as much of Homeowners items, adding enhancements we provide and additional furnishings if needed.
For Vacant a property we offer Complementary viewing unless Seller needs suggestions for updating or repairs. For this a Consultation fee is charged. Complimentary Consultations include viewing, photographing and discussing timeline for the Staging Design process, budget, delivery, installation, completion and Real Estate photography date. A Service Agreement with detailed process and fees are emailed within 2 days.
What education and/or training do you have that relates to your work?
My education and training included classes in Business Development, Interior Design, Staging Homes, us Space Management, Color, Organizing, Feng Shui, Real Estate and Managing a Multifaceted Business.
I believe you need a natural ability in design, organization as well as an education in these disciplines to provide a complete and through solution for your Client.
Do you have a standard pricing system for your services? If so, please share the details here.
The pricing for Consultations starts at only $250.00 for homes up to 2400 sq. ft. Cost goes up depending on the square footage of the Residence.
Cost for Staging Occupied Residences vary depending on the different needs and services required.
Cost for Vacant Staging also varies based on the square footage, location and type of Buyer.
We customize each Residence staying true to the architectural type, location and Style, appealing to the Buyers eye the first time they view it online.
How did you get started in this business?
A Realtor Friend asked if I could make suggestions to a Seller to help tidy up their home before putting it on the market. That was in 1998, Wow, how time flies. I love what I do and I do what I love!
What types of customers have you worked with?
I work with anyone that owns a home and plans on Selling, Remodeling, Redecorating and Updating. So I work with everyone!
Most calls come from the Homeowner, although I have worked with several Real Estate professionals a long as 16 years. We make a great team, complete package for the Homeowner.
What advice would you give a customer looking to hire a pro in your area of expertise?
Research the Stagers presence online, especially the reviews. By reading the reviews you get a pretty good idea of how the company does business. I call it the trait that runs through each review and look at the quality and volume of work. That will tell you how much experience and skill the Stager has and don’t forget to look a the quality of the photography. This also tells you whether the Realtor is willing to get a professional photographer or just call in a friend or take pictures with their phone. Remember, you pay for the Staging, you should expect that your Realtor pays for a professional photographer. You want your home to stand out above the other home listed and especially, the models near by. 74% of Buyers are looking online first for their new homes, so yours needs to stand out.
What questions should customers think through before talking to pros about their needs?
1. How long have you been Staging Homes?
2. Are you Insured? (Liability Insurance)
3. Ask for website and Social Media presence.
4. Beware of pricing over the phone. And never select a Stager only on price. It’s important you are well aware of what and whom you are hiring. Remember, you are trusting them with one of your most important investments, your home. That deserves caution.
5. Clarifying whether the initial meeting is complimentary or is there a charge.
Please remember, as a Stager, can’t just beam in a beautiful house over night. Plan ahead, call the Stager before you call the Realtor so when you present your home to the Buyers, you will have put your home in the very best position to Sell quickly for the best possible return.
