As a Real Estate Stager, I work with a lot of phenomenal Realtors and I can say, without a doubt, that Matt is one of them. His commitment to his clients is amazing. From the very beginning, he sets each client up for success with thorough preparation. In particular, his understanding of the importance of the online listing photos as a powerful marketing tool truly places his listings in the very best position to generate showings that lead to offers. In addition to all of this, he just has a wonderful, likable personality. I definitely recommend Matt without hesitation to anyone who is looking to sell their home.

When we first interviewed Matt, he asked us what we wanted from a Real Estate Agent...and he delivered on every point. He was very responsive, knowledgeable and extremely helpful in guiding us through the process. Texts, phone calls and emails were answered promptly and with enthusiasm (no matter how many times the same question was asked of him). He also provided us with recommendations for excellent contractors to accomplish some work to meet the inspection requirements.
AND, best of all, we sold our house in about 2 days ABOVE asking price. We highly recommend Matt and thoroughly enjoyed working with him.

Matt is THE MAN!!!! I had known Matt for two full years before we decided to sell our house. In the two year lead up he was a great adviser to us about remodeling and making the best design choices for a fast sale. As we looked for contractors, Matt connected us with so many professionals who saved us thousands thousands of dollars in contractors and added much more value to the house. Matt helped us and was very thorough with the conversations about how to best price our house. When the house hit the market we had SEVEN offers in the first day and we accepted an offer 25k over asking.
And then it got crazy! Our buyer lost financing the night before closing when it was discovered their buyer was committing mortgage fraud!!! Matt was right there for us in the craziness when we had to re-list the house. He did an amazing job of working with our second buyer and their agent when their lender was not doing their job. He brought the sale of our house across the finish line when we didnt think it would happen. We could not have sold our house with anyone else. Matt Harnick will go above and beyond for you every time!!!

We had a very complex situation in moving from Rochester, NY to Philadelphia, and had very limited windows of time to view properties. I found Matt Harnick to be extremely flexible and accommodating given the circumstances, and he had great expertise in scheduling inspections and drafting offers of sale. I give Matt the highest of recommendations!

As first time home buyers, my husband and I had a lot of questions from beginning to the end of our home buying experience. Matts professionalism and patience increased our confidence with each step. We are glad that someone referred Matt to us. We highly recommend Matt to anyone who is looking to buy their new home! You wont regret it!

Matt was our selling agent for our house and was instrumental in helping us get it in shape so as to receive the best possible results in every way. With his suggestions, we were able to sell the house quickly and profitably. His wealth of knowledge in how to get things done (everything - from fixing up to negotiating to slam dunk sale) is enormous. Nothing was too little or too much for him to tackle, always reassuring us thats positively OK! He gets our vote for the best realtor ever!!!

    Frequently asked questions

The answer is the same whether a buyer or a seller, the first thing I like to do is meet - to get to know more about each other, to set expectations and decide if it's a good fit! If a seller I prefer that first meeting to be at your home, so I can see it in person and I can make some suggestions as to how to maximize your sale price. If a buyer I prefer we meet at my office if possible the first time, so we can go over a questionnaire you'll fill out before we meet, with your new home preferences and potentially run a preliminary search for those new homes.

Either way - that meeting is important for me as it sets the tone for how we'll work together!

I have taken higher-level courses in a number of different areas of real estate, including the following designations.

    * CLHMS designation (Certified Luxury Home Marketing Specialist) from the ILHM (Institute for Luxury Home Marketing) - a course to gain more knowledge and a greater understanding of luxury home sales and purchases

    * SRS (Seller Representative Specialist) - a course designed to further knowledge of working with sellers

    * ABR (Accredited Buyer Representative) - a course designed to meet the needs of today's buyer

    * GREEN - the environment is important to me, this course helps me to have a greater understanding of housing and the environmental impact, as well as to learn more about eco-friendly housing.

Additionally I've taken short-sale negotiation courses to help clients with short sales and impending foreclosures...I have a full time negotiator on my team whose sole job is to negotiate short sales with my sellers' banks. We're at a 100% success rate thus far! For my buyers looking to buy short sale properties - he's also available to help.

Real estate is not a one-size-fits-all type of business, as each client has a different situation. Let's discuss your situation and figure out the best approach!

My dad is a career real estate investor since the mid-70's, so I grew up in real estate! I am actually a fourth generation real estate professional, as my grandfather and great grandfather also were involved in real estate! I bought my first investment property at age 24 and still own it - and took the real estate courses to further my knowledge of homes as I began to flip.

In 2006 my oldest son was born and I got licensed solely to flip properties. When the recession hit in 2008/2009 I decided to head into real estate full time as an agent and haven't looked back!

I work with anyone who needs help in real estate. I've helped clients buy and sell luxury level homes, and I've helped clients buy and sell shells. Investors are a large part of my business, as an investor I speak the language, and I have helped clients rent apartments...I can help regardless of the need!

Two years ago when Hurricane Harvey hit Houston Texas I was one of a small group of Keller Williams agents to head to Houston to help clean out people's homes and get them back on track. Two months later Hurricane Irma hit Fort Myers, Florida and a small group of us went down to Fort Myers to help there as well.

It was a humbling and horrifying experience to be a part of something like this, and to know we were helping in such a huge boots-on-the-ground way was life-changing.

I can't forget the things I saw and heard while helping these people, and to this day I wear a red bracelet on my wrist to remember the experiences.

Real estate is not an exact science - through a commitment on my part and yours we will arrive at the result we seek! Communication is key, and expectations are important. I would love to meet you to see how I can be of service.

You don't need all the answers, let alone the questions, at the outset, however thinking out your goals for a real estate transaction can certainly help!
