Frequently asked questions
What is your typical process for working with a new customer?
The answer is the same whether a buyer or a seller, the first thing I like to do is meet - to get to know more about each other, to set expectations and decide if it's a good fit! If a seller I prefer that first meeting to be at your home, so I can see it in person and I can make some suggestions as to how to maximize your sale price. If a buyer I prefer we meet at my office if possible the first time, so we can go over a questionnaire you'll fill out before we meet, with your new home preferences and potentially run a preliminary search for those new homes.
Either way - that meeting is important for me as it sets the tone for how we'll work together!
What education and/or training do you have that relates to your work?
I have taken higher-level courses in a number of different areas of real estate, including the following designations.
* CLHMS designation (Certified Luxury Home Marketing Specialist) from the ILHM (Institute for Luxury Home Marketing) - a course to gain more knowledge and a greater understanding of luxury home sales and purchases
* SRS (Seller Representative Specialist) - a course designed to further knowledge of working with sellers
* ABR (Accredited Buyer Representative) - a course designed to meet the needs of today's buyer
* GREEN - the environment is important to me, this course helps me to have a greater understanding of housing and the environmental impact, as well as to learn more about eco-friendly housing.
Additionally I've taken short-sale negotiation courses to help clients with short sales and impending foreclosures...I have a full time negotiator on my team whose sole job is to negotiate short sales with my sellers' banks. We're at a 100% success rate thus far! For my buyers looking to buy short sale properties - he's also available to help.
Do you have a standard pricing system for your services? If so, please share the details here.
Real estate is not a one-size-fits-all type of business, as each client has a different situation. Let's discuss your situation and figure out the best approach!
How did you get started in this business?
My dad is a career real estate investor since the mid-70's, so I grew up in real estate! I am actually a fourth generation real estate professional, as my grandfather and great grandfather also were involved in real estate! I bought my first investment property at age 24 and still own it - and took the real estate courses to further my knowledge of homes as I began to flip.
In 2006 my oldest son was born and I got licensed solely to flip properties. When the recession hit in 2008/2009 I decided to head into real estate full time as an agent and haven't looked back!
What types of customers have you worked with?
I work with anyone who needs help in real estate. I've helped clients buy and sell luxury level homes, and I've helped clients buy and sell shells. Investors are a large part of my business, as an investor I speak the language, and I have helped clients rent apartments...I can help regardless of the need!
Describe a recent event you are fond of.
Two years ago when Hurricane Harvey hit Houston Texas I was one of a small group of Keller Williams agents to head to Houston to help clean out people's homes and get them back on track. Two months later Hurricane Irma hit Fort Myers, Florida and a small group of us went down to Fort Myers to help there as well.
It was a humbling and horrifying experience to be a part of something like this, and to know we were helping in such a huge boots-on-the-ground way was life-changing.
I can't forget the things I saw and heard while helping these people, and to this day I wear a red bracelet on my wrist to remember the experiences.
What advice would you give a customer looking to hire a pro in your area of expertise?
Real estate is not an exact science - through a commitment on my part and yours we will arrive at the result we seek! Communication is key, and expectations are important. I would love to meet you to see how I can be of service.
What questions should customers think through before talking to pros about their needs?
You don't need all the answers, let alone the questions, at the outset, however thinking out your goals for a real estate transaction can certainly help!
