There are up to 4 stages of design:

1-Feasibility & Existing Condition Study 

The analysis of a problem to determine if it can be solved effectively. The operational (will it work?)

2-Conceptual Design

This is the first stage of the design process, where the architect takes on board everything that the client requires, and develops an initial design. 

3-Schematic Design

During schematic design, the conceptual objectives are tested in a variety of schemes to determine the best overall approach to the project.

4-Design Development

 The third stage of the design process is Design Development, where the architect creates more models and plans of the house, and starts to consider the possible materials to be used on the house.

5-Construction Documents

Construction documents are the legal confirmation of all the details agreed in the design development process.

A professional design consultant will meet with you to assess your needs and understand the goals of your new space. We’ll then create full CAD specs of the layout, or add details to your existing design allowing you to see exactly how it will look in 3-D before construction commences.

18 years experience in residential construction with hands on experience in all trades.

Worked in multiple architecture firms and Trus Joist engineering firm.

Experienced in residential and commercial design.

Fee will be based on scope of project. Large projects will be based on a percentage of construction cost.

Smaller projects will be charged by the hour. We use software that tracks hours worked on any projects.

Began purchasing and renovating vacant shell properties in 1990. 

I then began attending Drexel University at night after working at a project site during the day.

Notably, it is deemed more important than referrals and much more important than a low-cost bid or proposal.

Show Your Vision With BIM.

Using 3D-modeling software like BIM, can convey design and site-planning concepts via virtual walk-throughs and visualizations, leaving little room for clients to misinterpret designs. This process also allows one to anticipate conflicts that may come up in construction with more accuracy so you can solve problems and reduce change orders.

 The First Meeting

The initial consultation or interview is primarily intended to see if you, your project, and the potential architect are a good fit. "The first thing I do is meet with the potential client and talk through their goals," . During this meeting, it’s best to communicate your ideas clearly and ask lots of questions. Find out the architect’s approach, fee schedule, deliverables, and what they think is important about your project.

First impressions are important here, as you are evaluating whether you and your potential architect have a good rapport, in order to be able to work together for the remodeling long haul. This is probably the most intangible—and important—part of the entire process. Assess whether the architect listens to your needs and confirms that he or she understands them.
