Frequently asked questions

Once project goals, scope, and project budget have been determined, our typical process is as follows:

Phase 1: Schematic Design

Schematic Design will include basic plan layouts and appropirate Building Code analysis. Preliminary designs will be presendted for discussion and review. The drawings will illustrate the scale and relationship of project components. During Schematic Design, Atelier Dorcé will create a thorough list of project objectives, draw base plans, and develop schematic design options in 2-D and 3-D for client review and approval. 

Phase 2: Design Development /Bid Preparation

During Design Development, Atelier Dorcé will develop architectural drawings based on selected options. We will also prepare bid drawings for pricing and contractor selection. During this phase, we will also assist with various material selections, plumbing fixture selection, appliance selection, and finishes. 

Phase 3: Permit Drawings and Construction Documents

Atelier Dorcé will develop architectural drawings and prepare permit set to be filed with the building department. We will also continue to develop all pertinent drawings and details for construction drawing set in order for selected contractor to build project.

Phase 5: Construction Administration

During Construction Administration, Atelier Dorcé will conduct periodic site visits, review shop drawings, answer contractor questions, finalize product, material, and color selection, and make sure project is being built as intended by the design.

Founder Reginald Dorcé holds a Master’s degree in Architecture from UC Berkeley and a Bachelor’s degree from Florida International University. He has over a decade of experience in various project types, working for notable practices such as Perkins + Will, in Chicago; Zyscovich, in Miami; DiCicco Vinci Architects and Alexander Gorlin Architects, in New York.

As a Haitian native, Reginald is dedicated to the pursuit of environmental design strategies and implementation; which he understands to be a matter of necessity in many parts of the world, and even more so in developing countries.  He is a progressive thinker with a commitment to community involvement, sociocultural awareness, and environmental values.
