The following review is to point out THE POSITIVE in ‘Utopia’. “TROY”
And to point out the negative of a property “owner”
On behalf of my family member.
My family member rents a property, and loves the location. However, the actual owner of the property is a terrible human being, and honestly has some severe psychological issues. He is constantly harassing tenants, showing up without notice, threatening evictions, damaging personal property, and completely harassing the tenants living in the property he owns.
That being said, my family member was in utter fear of this owner, and the prospect of losing the roof over his head, all based on this property owner showing up without notice, making a complete mess in the yard and walkways, and literally damaging his personal property, while “claiming” he was doing property maintenance.
And when my family member literally watched this owner spill wet concrete on the side of his truck in his driveway, track concrete on the porch, and use my family members personal hose and tools, leaving them all covered in wet concrete.
my family member KINDLY brought this up to the owner, he was met with denial, cussed at, and literally threatened with eviction. RETALIATION.
This is just 1 of SEVERAL incidents
with this entitled property owner who treats people disrespectful, harass, and threaten tenants, because they live in the property he owns.
Problem is, this evil owner has a PROPERTY MANAGEMENT company, he hired to manage his properties. this owner should NOT be anywhere near these units, because he hired a property management company, to manage the properties!
My family member immediately reached out to Utopia Property Management, when this latest incident and threat took place. It was a Friday after 5pm when businesses are closing, people are going home for the weekend.
So my family member had to leave a message, thinking this issue would not be addressed for a few days, due to it being a Friday night on a 3 day/ holiday weekend.
A few short minutes later, A woman from Utopia called him and attentively listened to him explain the entire situation with this insane owner. She assured him that the local property manager “Troy” would reach back out to my family member as soon as he could.
IMMEDIATELY, Troy called and was completely attentive and available on a Friday, after hours, on a holiday weekend, to MANAGE the situation.
Troy was empathetic, compassionate, and caring. He apologized on behalf of the intrusive owner, and assured my family member that he was personally handling this complaint, and WOULD NOT REST until this situation was handled. This 100% left my family member with a calm sense of peace, knowing Troy and Utopia were handling this situation, even though it was a holiday weekend…! And what was most important is that Troy made my family member feel like he was on his side, and had his back.
This turned out to be very true, because Troy handled the situation, and took it very seriously. Even though my family member decided to not stay in this unit, Troy made sure that the final weeks he lived there were peaceful and there were no more issues with this owner. Troy made sure my family member never had to see this Owner again.
I personally witnessed how a bad situation was made into a semi-decent situation, due to the actions of a compassionate property manager, who went out of his way to intercede for, support, and TAKE CARE OF, The tenant.
That tenant is my family member, and I am impressed with TROY, and thankful he stepped in and PROTECTED my family member in a very vulnerable situation.
Thank you Utopia, for being responsive on a Friday evening, after hours, to make sure my family was taken care of.!!
And THANK YOU SO MUCH TROY.!!

Troy has been great since Utopia took over management for the rental property I live in… the transition was smooth, and Troy was very attentive and present, whenever I had questions, concerns, and issues…
I recently had a MAJOR issue with the owner of the unit, and Troy from Utopia, stepped in and handled things professionally and fair… Totally easing my anxiety and fear, after having my home literally held over my head by a mentally unstable property owner, who was literally harassing me…
Troy took it seriously, and took action..
Troy is the only property manager I have ever experienced, that has the tenants best interest at heart, and genuinely CARES about the people living in the properties..!
He has gone out of his way several times, on weekends, off hours, etc, to communicate and make sure I knew I wasnt just a number or unknown tenant…
Taking time out of his own life, to make sure me and my daughter felt secure in our home..
Utopia has a good employee in Troy, and I am glad he has been available and willing to help me in a very stressful situation, when I felt I was being treated unfairly by the owner of the property..
He did exactly what he should have done as a property manager, HE HAD MY BACK, as a tenant… He bridged the gap between a paying tenant, and a property owner who had seriously overstepped boundaries..
I am grateful and thankful, for the first time in a LONG TIME, with a property management company..
And 100% grateful for the concern, priority, professionalism, and CARE,
that Troy provided…

If you want a property manager that forgets to put a vacancy on the market, forgets to let the owner know until four days before a tenant moves out, executes lease agreements that only list the rent and omit incidentals charges, putting the owner at risk, unilaterally, decides what the rent increase should be even after input from the owner was provided, executes leases with unusual short undisclosed terms like 3 and 6 months, tell tenants that the owner refuses to address repairs, refuses to provide the owner the contact information for tenants, and interference with owners maintenance vendors that TROY HARSH is the property manager you want to hire. When I brought these issues up with Troy Harsh, he said, you do not give me direction.
Also, the claim that he has a 5.0 rating with 187 reviews is totally in-house selected reviews. Just go to any other website and you will discover that Utopia has a terrible reputation. The BBB has reported numerous complaints and only 22% of them according to their website were resolved.
It is going to be a VERY HAPPY day for me when I am no longer dealing with Utopia and Troy Harsh.
