Me and my 70 year old husband rented a home in NLV for two years.
When my husband, who was joint tenant died suddenly, I reached out to my property manager on several occasions to let him know that I would not be renewing my lease, I had no response for months and finally he answered and told me that he no longer worked with Utopia.
I then gave 90 days written notice that I would not renew my lease, which would expire on July 7, 2026, and Naizeth provided me an email noting steps that I needed to carefully follow so that I would not be charged extra after vacating.
I called and spoke with Naizeth and she advised me that the office would be closed for weekends and holidays, so If I wanted to avoid being charged for extra days I would need to give ample time for a walk through.
Fourth of July was approaching, so I asked if there would be any issue if I were to surrender the keys and property on June 24,2026. She thanked me for considering the holiday and I drove to Henderson from North Las Vegas and rendered the keys. I was tols that for a smooth move-out, per my lease agreement the home would need to be professionally cleaned and I did that.
I called the utility companies and let them know
I would be stopping service but, as directed by Utopia, I made sure that they would be kept on long enough for the walk through to be completed.
Unfortunately, Nevada Power was not transferred
For 14 days after I surrendered the keys and vacated the property. My final bill was some $50 higher than the previous month. The other utilities were kept on a week past my surrender of property- a time in which I no longer had control over usage.
Some 40 days after my move out I received a statement saying that I owed them for the month after I moved out- All of July plus late FEES AND I was being charged an estimated $600 for chipped granite countertop in bathroom. No pictures were provided.
I sent an email attesting this since I knew it wasnt true. My husband and I were the only occupants and I am very aware of how well I took care of the house. I didnt even hang pictures because I didnt want to damage a wall!
When I asked for itemization and pictures to support the charges, they sent me a new adjusted itemization of my security deposit and one picture of what looks like a small chip somewhere- but its unclear. They also included a statement that says countertop repair for small chips in counter, chips around kitchen sink and caulk in bathroom backsplash. That is absolutelymade up! $600? The house looked new and pristine when I left it.
The contactors statement is for $520.
Id bet that they work in tandem.
Again- I emailed Utopia regarding the discrepancies.
#1. There was no damage warranting a $520 bill
#2. They charged me $600 for what they say cost them $520.
#3. Utopia ignored my email and did not address what they owe me for using the utilities after I surrendered the property and had no control over lights/ac/ water usage.
#4. IF, IF they were legally in their right to charge me 7 days into July, they are still morally wrong since we discussed all of this over the phone and they knew my circumstances and assured me that I would not be charged for any of July.
I didnt even mention that they kept trying to get me to pay for the same dead tree that was there when I moved in. I have all the txts to the property managers at the time.
Oven broke- I sent Maintinence request. Got ignored. It was close to my leaving, so I had that fixed too...
My advice to any prospective renters is this: they will find anything at all to charge you for. They will not only take your security deposit but they will also require your to spend hundreds if not thousands of dollars on grout cleaning, paint and professional cleaning.
My heart goes out to the next gullible family that moves in. By the time you pay for your application fees you may not want to turn back even when they fail to give you a copy of the agreement in advance.
Protect yourselves.
These guys are out to take all they can.
