What is your typical process for working with a new customer?
For a Home Buyer...Discuss their needs in finding a new home. Find out their affordability and qualifications for a loan if necessary. Work to find the right match in a loan representative. Establish a goal for location of property, style, size, condition in which they want in a home. Set schedule for meeting and viewing homes that meet their needs and criteria. Provide valuable expertise in advice on different home construction, condition and locations. Once a home is located, provide experienced advise on offer negations for best outcome for purchase. Once contract is negotiated advise on inspection companies and provide experience in negotiating repairs. Schedule with closing attorney and provide service in processing closing. At closing, give complete guidence to home buyer in the closing procedure. At complete of closing, present keys to home. After closing provide follow-up for any questions in owning a home from that point on for as long as the buyer owns the home.
For a Home Seller....Tour and inspect home. Take initial photos for market analysis. Discuss the home with owner to get the best information on the condition, updates and past maintence. Research the homes market area and perform a competitive market analysis. Meet with home owner to discuss CMA and pricing. List property for optimal price and terms. Have professional photographer photos taken. Discuss possible staging of home for best showings. Advise having a home inspection and or discussing repairs needed. Add to MLS and 15 different media sights for new real estate listings exposure. Negotiate offers for best price. Facilitate contract execution. Negotiate repairs. Schedule closing. Follow up with buyers lender. Follow up with closing attorney. Ensure a finalized closing for a smooth transaction.

29 years selling real estate in the Charlotte area. BS degree in Business Administration from the University of Arkansas. Broker in Charge. Accredited Seller Representative, Accredited Buyer Representative, Council of Residential Specialist, ePRO.
What advice would you give a customer looking to hire a pro in your area of expertise?
For Sellers...Don’t fall for those Online companies advertising “we’ll buy your house” saying you won’t need to do anything and they’ll make it easy. These companies will make you a fair offer and once they have you under contract they will beat down the price with fees and bogus repair cost. Even if they say “as is” they will still have loopholes to cancel contract if you don’t lower price during the closing process. They’re flippers and will sell your home for on average 25% profit. Let a professional show you how you can do this yourself.
For Buyers...This is the largest purchase of your life, you need an experienced professional. A Realtor who has been working full time in this industry for 10 or more years will know all the angles to save you money, time and headaches in the home buying process.
