The market has improved considerably over the past few years and we are again seeing some multiple offer situations and some sale prices going over asking price at times due to limited inventory.

Be aware, sites such as Zillow, may offer what they propose to be the current market estimate of value on your home, but often they are not accurate. They only rely on "Black and White" statistics, meaning there is no consideration in condition of homes around you that sold when they may use them as a "comp" when coming up with their estimate of value. I have seen homes sell for considerably more than the Estimated Market Value, and have also seen homes have an Estimated Market Value much higher than what the market may truly bring.

What is your typical process for working with a new customer?

I like to listen to what the customer wants.  I ask lots of questions to be sure I am finding the home they want, or able to provide the services to sell their home.  I ask them how they want to communicate - as some like to text and others like to talk on the phone, or meet in person.  I want to provide the service that I would expect!
