What is your typical process for working with a new customer?

Discuss the person's needs, criteria, and issues.

Discuss the need for pre approval.

Discuss time frames that the customer needs and what the process normally takes.

Set up one or more portals to the MLS for them to examine properties that are available in the market for their needs.


What education and/or training do you have that relates to your work?

I have always been in a service industry, and that is why with real estate it is all about providing service to my clients.

When representing a buyer for most properties above $45,000 there is no charge to the buyer since the commission is paid by the seller.

Sellers in this part of Missouri used to make a decision to sell for sale by owner (FSBO), limited service options, or to use full service.  I am a full service broker from listing to marketing and closing to follow up.  Full service in this market is normally 6%.  That 6% is then split between the buyer's broker and the listing broker.  There could be discounts available for multi million dollar properties, depending on marketing expectations and needs.


How did you get started in this business?

Several years ago I had an opportunity to exit my business at a time when my Mom and Dad needed a little extra time.  Later on when missing business and helping people real estate provided a perfect fit.


What types of customers have you worked with?

I have been blessed to work with people having several different types of needs.  There are folks who know and understand the real estate market and those that do not. There are some that need a lot of hand holding and those that don't.  

The thing for you to know is that the more I know about your expectations, needs, desires, and capabilities the better I can serve you efficiently.


What advice would you give a customer looking to hire a pro in your area of expertise?

You need to hire one that you are comfortable working with.  One that has the knowledge to tell you what you don't ask so that you are making decisions with your eyes wide open.


What questions should customers think through before talking to pros about their needs?

Take a look at your cash flow and debt service or credit rating.  You have to be able to talk to a lender about your situation.  Not everyone qualifies to be a home owner.  However, there are a lot of tools available to take advantage of.  You never know till you try.
