What advice would you give a customer looking to hire a pro in your area of expertise?
It's easy to get into real estate but the top 10% of agents do most of the business. Look at the agent's creds carefully. Did they personally accomplish the closings they are sharing with you or are they with a team? (Teams are a huge trend in real estate.) What continuing education do they have? (The state requirements are NOT enough to be at the top of their game.) Ask if they have reviews or testimonial from other agents - reputation means a ton in this business! If the agent doesn't have active social media accounts and a nice website they are behind the times! Research agents online before you choose. Ask them about local market stats and trends for your school district. (They should know them or be able to pull them up quickly to demonstrate expertise.) What questions should customers think through before talking to pros about their needs?
What is your ultimate goal in moving? Lifestyle chage? Commute time? Cash out equity? Happiness? Start with the goal in mind! Your bottom line is NEVER about the broker/agent's commission percent! A good agent can help you prepare your home, price it correctly, market your home, negotiate a contract and manage all the details to get you to closing with the fewest hiccups and surprices. This is how you acheive the highest possible sale price (some sudies have shown up to 20% higher sale price!) and is more money in your pocket than what you can save on commission. Any agent can put your home on the market for a low fee... but the lower the agent's fee, the more houses they have to sell to keep their business afloat and feed their family. The more deals they have in the pipeline, the less time they personally have for yours. If you want your agent to treat you well & respect you, you need to treat them the same. Hiring an agent is a PARTNERSHIP that is based on trust!
