d.a.kinsella company (dak) was formed as the predecessor of a design build company established in 1990 on the premise that more experienced personnel offer greater value, efficiency, and quality of services than many persons doing specific tasks. dak presently holds licenses in Architecture, in MA, NH and is NCARB certified. dak employees 2liscensed Architects and 1 unrestricted licensed construction supervisors and is a Home Improvement Licensed Company. dak is insured and bondable for larger projects.

The firm offers both Architectural and Construction Management services.

We feel that the success of any project is due to our ability to integrate cost and design from primary sources and the continuity the dak approaches to you project.

THE PROCESS OF A DESIGN FOR A SINGLE FAMILY OWNER OCCUPIED HOME 

Basically, professionals use some form of the following steps for residential design:

Phase I 

1   Listen to your needs to obtain requirements (the "PROGRAM")

2   Measure your existing property, 

3   Enter it into the computer to produce existing condition plans and elevations

3a Review local and state regulations to obtain requirements

4   Prepare concept sketches of plan and elevations to create a concept for your review-free hand to a  

     scale, verbal, pictures, written clarifications, models and rendering, etc

5   Meet or correspond with you to finalize your likes dislikes of ideas-repeat-4 and 5 depending on

     complexity and desired level of service and fees. 

6   Enter approved plan and elevations into the computer to create pictorials for the desired plan and

     elevations.

7   Obtain any relief from the city or town

8   Prepare a cost estimate

 

Phase II

1   Prepare detail construction drawings for the phase I approved design including the following.

·      Architectural floor plans, elevations (4 compass points minimum), building and wall sections (varies depending on project) finish, door, window, schedules, details of built ins, energy analysis to meet the DOE requirements.

·      Landscape site plan

·      Structural foundation, framing plans, calculations, 

·      HVAC engineering and design, 

·      Plumbing design, 

·      Electrical design

2   Final cost estimate

 

Phase III

1.  Bid to contractors

2.  Prepare contract between owner and contractor

3.  Answer and clarify contractor’s questions

 

Phase IV

1.  Check work to assure compliance with the approved design 

2   Approve payments as fair to work completed

3   Negotiate changes to work

4   Advocate for the owner-budget, quality, technical decisions, etc.

 

NOTES

"DESIGN" occurs during the Phase I and the documentation of the design in Phase II aka "PLANS".

 

Phase I can be eliminated or the effort reduced if you think any of the following apply. 

a The design is finalized (generally a design is not adequate to proceed to phase II if it is not drawn-a

    minimal effort is required to "tweak a concept" a  more reduced effort for Phase I or 2 should be

    considered). 

b If there is nothing unique about your project then the effort in phase I can be reduced 

c You do not wish to have anything created by a professional trained to do so and you feel your design

   reflects everything you wish in a home and your tastes.

 

Phase III and IV can be eliminated if the client has adequate knowledge and time to deal with the construction process. Phase IV is requires a registered Design Professional "a person of higher competency" than a contractor to manage, oversee the construction and cannot be eliminated.

PROFESSIONAL EXPERIENCE

Mr. Kinsella has over 30 years of experience covering a broad range of projects for both the public and private sectors. As President of tbc Architects, LLC., Mr. Kinsella  has been responsible for a variety of low rise residential single and multi-family  projects ranging in construction value from  $5,000 to $1 million. Projects which have been funded through multiple lenders, personnel finance, HUD, federal and state tax credit and  community block development grants, Massachusetts housing finance, Massachusetts housing and community development.  Projects have ranged in scope from simple bathroom remodels to new house construction.  The practice consists of  a strong residential component  and light commercial  with emphasis on multi and single family homes.

During any work program the firm attempts to maintain a minimum of three projects at a maximum construction value of 350,000 each. As president of tbc Mr. Kinsella over sees the operations of all services provided by tbc, Mr. Kinsella is responsible for directing all staff both in the office and field in the service and execution of construction operations., contracting with subcontractors, estimating, and purchasing for day to day operations.  To date he managed the residential construction and renovation operations by tbc to a value of $2.4 million with an average of $1.6 million in sales. Other skills that Mr. Kinsella has developed include marketing; project management;  cost control , value engineering and construction supervision.

Like all professionals Architects use a billable hourly rate system based on a persons experience, education and ability. 

Professional Billing Rates– (for work outside the Scope of Services)

The following fees are professional billing rates used by tbc.  These fees will be used to compensate tbc for any time and/or work which is outside the Scope of this Services as outlined in this proposal:

Principal                       $   120.00    per hour

Architect or Designers $     85.00    per hour

CadTechnicians           $55-65.00    per hour

Architects provide services hourly for fixed fees, caps, ranges and upsets or as a percentage of construction cost.

I have been drawing, constructiong or building since childhood. I knew I wanted to be an architect since 9th grade and upon completing high school I entered college in 1979 and completed three degreed programs obtaining 2 bachelors and an associates degree.  

Like all professionals, architects are required to have a 5 year college degree, apprentice under a licensed professional for 3 years and pass an exam.
