A Home Inspection is an Adventure and I Love Every Bit of It.
My inspection includes every single component of your home. I go under the house and into the crawlspace, on the roof, in the attic and through the entire house. I operate all systems and examine all installations if possible. The latest in inspection tools (moisture meter, carbon monoxide detector, natural and sewer gas detector, hygrometer, and digital thermometer) are used when the situation warrants it.

What to Expect Before Your Inspection
- You will receive an email containing the confirmation of the home inspection appointment, the home inspection agreement, and terms of payment.
- Ensure the utilities are on at the inspection location. The seller's agent typically arranges for the utilities to be on if they have been shut off.
- Plan on attending your home inspection if at all possible to learn as much as possible from your inspector regarding the home's condition, how its systems work, and home maintenance tips.
What to Expect During Your Inspection
- A visual inspection of the home's systems and components will be conducted in accordance with the Illinois Standards of Practice.
- At the inspection, I will generally start looking around the outside of the home, proceed to the kitchen area, then on through the main floor, and on to other areas of the home. I encourage all customers to follow me around, ask questions at any time, or take notes. As a Certified Master Inspector™, I not only inspect the home for you, but I also teach you about home maintenance as we proceed. Feel free to be a part of the inspection of your new home. I may invite you to see the attic, crawl space, garage, electrical panel, operation of thermo- type windows, locate the main incoming water cut-off, etc. If a defect is seen, I may show you why it needs attention, and how to address it. You can work with me to investigate areas/items within the home that you have a concern about. If the home is occupied, some areas may not be accessible due to stored items, furniture, decorations, etc. After the owner moves out, or before closing, I suggest another "walk through" of the home by the home buyer and buyer agent before closing and/or end of the contingency period to check for unseen/hidden defects. When the current owner moves out, removes furniture, stored items/boxes, etc. other defects can be revealed. For a small fee, I can attend that walk-through with you.
My full home inspection takes approximately two to three hours. The size of the home, number of issues and outbuildings, all determine the length of the inspection. I always welcome questions before, during, or after the home inspection. It is up to the home buyer whether or not to negotiate to have the repairs made, negotiate the price, purchase the home "AS IS", or decide against the home purchase. I simply inform the buyer of home defects/needed repairs, then the buyer decides how to proceed. - Payment for your inspection will be due at this time.
What to Expect After Your Inspection
- Professionally prepared report emailed within 24 hours. Your report is easy to read and understand, illustrated with pictures, and enumerates systems/components of the home that are defective and in need of repair.
- Call or email your inspector with any follow-up questions or concerns.
- Re-inspection of defective items listed in your summary report for an additional nominal fee.
