Our clients are encouraged to take part in their inspection as an introduction to the workings of their new home.
Inspections take approximately 3 hours for the average single family residence.
The emphasis of your home inspection will be on safety and function as well as identification of conditions that may require a repair or significant expense either now or in the near future.
We use non-invasive techniques including visual assessment and instrument testing to evaluate the condition of major appliances.
We identify critical controls, label them and explain their operation.
A verbal, on site, report during the inspection will explain the function, operation and condition of each component and system inspected.
We also provide a written report that includes information on construction, relative age, present conditions, and expected useful life of all critical components and systems. Your report will likely include digital photographs, diagrams and maintenance tips and usually becomes a handy reference manual for as long as you own your home.
I have been a full time and Licensed Home Inspector in Illinois since 2003 with an eye toward detail and thoroughness. I am an electrical engineer by trade, UIC, 1984.
