Corley Home Inspections, LLC is locally owned and operated in the Cedar Valley. The owner is a retired mechanical engineer who is a Certified Home Inspector (CPI) and performs all the inspections and testing himself. Corley Home Inspections does not have new employees or people in training that may inspect your home. The owner enjoys helping and teaching people about their home himself. They have the knowledge, experience, License and desire to inspect your home or office. They also offer radon testing and termite inspections for an extra fee. This company loves working with first time home buyers!

Chuck, the owner, really enjoys helping people with their home and home purchases. He designed and built his first home at age 19, while attending college. Chuck has always enjoyed performing all of his own home improvements & maintenance. He enjoys helping friends and neighbors as much as possible. He has a genuine love of helping people with using his knowledge and experience with homes and buildings.

Customers normally contact us with a request for a home inspection and/or radon test. We provide a cost immediately after the customer answers a few questions on the house. An appointment is usually scheduled immediately and the customer has the option of attending the inspection or not. Many times, just a realtor attends or they provide a method of entrance for the inspector without attending. 

The owner/inspector, Chuck, has a B.S. degree in Mechanical Engineering and retired after a 35-year career. He is also a Certified Professional Inspector (CPI), licensed radon test specialist, and licensed termite inspector. Chuck also has dozens of other certifications in home inspection areas.

Corley Home Inspections offers a standard pricing system and is viewable at www.homeinspectorwaterlooia.com. Our pricing system is based on the homes size, age, and location. Additional services, like radon testing, is priced separately as it takes two trips to the home. This formula is very common in the home inspection industry.

Chuck enjoys sharing his knowledge and experience with people. He tailors the information to the level of customer interest and their experience.

Corley Home Inspections works with all kinds of customers, including: new home buyers, multiple home buyers, real estate agents, business owners, investment companies, insurance companies and building maintenance companies.

The owner/inspector, Chuck, performs a lot of inspections for single mothers with small children. Recently, he worked with a young single mother who wanted to quit renting and start investing in a starter home. Chuck wanted to fully understand what she was really looking for in a new home, so he interviewed her concerning her background, abilities, and a sense of her financial concerns. After the short interview, he better understood her concerns and financial ability to improve and maintain the home. She was happy and felt Chuck was really watching after her as this was her first home. She ended up deciding to forgo that home and found another home a month later that required less money upfront that better met her needs. He really enjoys helping people and was happy for her on the 2nd home she found.       

The inspection price is the last thing to consider when hiring an inspector, but the first thing most people ask. Saving $100 when you are spending $70,000 - $400,000 is nothing. Finding the best inspector can save you thousands and maybe more. Look for a certified inspector. What is their background? Look at their customer reviews. Make sure the business is fully insured. Also, look at the inspectors website. Is it professional? Have they presented their business well. If not, they probably will give you a poor effort also. We truly care about you!

If you not understand what you get in return for hiring a home inspector, write down your questions and ask them. Many people think through subjects when writing them down. 

Who do I want to inspect my home? Do you want an engineer, a former home builder, or a nationwide business chain?

What will be included in my inspection report? Will I get a standard chart of generic categories and checkmarks? Are pictures included in the report or just attached at the end? Is it easy to understand? Get a sample report to look through. It should be available on their website.  

Do they also test for radon gas or will I need to schedule that separately?
