What is your typical process for working with a new customer?
First I get Pre-Approved or Pre-qualofied the new customer, Once a person knows how much he or she can afford in terms of a house, it is time to look at the details of where to live. Although a person may have a general idea of where he or she would like to own a home, it is important to consider all of the options, including urban versus suburban locations. A person should visit potential locations keeping in mind his or her family's lifestyle and commute.
Then they have to decide on a type of home to buy.
Things to consider include buying a new home versus a resale home. Home types include single-family detached homes, semi-detached homes, duplex homes, town houses, or even condos. When determining what type of home is the best fit, a person should take into consideration the lifestyle that he or she lives, current needs - such as rooms - and future needs of the family if it should grow.
The next step os show them available properties
I will locate and screen homes for the buyer and present him or her with the options that best match the established criteria. I will set up a date and time to visit potential homes.
When we find the right house we will make an offer
I will base the offer price off of comparable homes that have sold recently in the area. I will draft a contract that is agreeable to the home buyer. The contract will include the price of the offer, as well as terms that the seller and the buyer will need to meet in order to achieve a successful transaction. I will ensure that the contract meets all of the necessary legal requirements.
When the offer is accepted, I will guide the buyer through the whole process of inspection.
Ican help locate a reputable inspector for the task. A qualified inspector will check the foundation of the home, plumbing, electrical systems, the roof, walls, and visible insulation. An inspector will also look for signs of mold, asbestos, and pests. A home inspection is generally one of the steps to buy a house that is being resold.
I will coordinatewith the morgage banker the apparaisal, and closing with the title company.
What education and/or training do you have that relates to your work?
I studied Real Estate in Gold Coast, one of the most prestigious Real Estate schools in Florida. In addition, I have a Bachelor Degree in Science of Communication and a Master in Marketing from Florida International University. The skills acquired during every one of my careers allow me to find the perfect property, negotiate the best price and defend your interest during the process of buying Real Estate.
I have been awarded for my company "Realty World South Florida" as a Top Producer among their Real Estate Agents.

When selling a house i will charge the standard commission (3% of the selling price). This will include to market the propertie on the Multiple Listing Services, Professional pictures, videos, Marketing (social media ads), flyers, open houses, open brokers, events, etc. to sell the house.

What advice would you give a customer looking to hire a pro in your area of expertise?
I suggest you to work with somebudy who knows the area, but also find someone to trust.
