Having been in real estate as a career over 30 years, I have the experience to give you the best information to help you achieve your real estate goals selling or buying. Today, many feel their home is a "Tear Down", that is not always true. Many sellers could get a higher amount and more money in their pockets at closing by selling to someone who wants to keep the home. I will show you every option you have to sell and what you would potentially make in the end, each way. This gives you the power to make an informed decision and not leave money on the table for someone else to take later.
I began my career working for a multifamily developer, managing, and doing restoration budgets for distressed multifamily properties, prior to my real estate license. After, I worked for builders building homes and developing residential neighborhoods. Next moved into residential general real estate helping sellers and buyers’ market and buy homes. I began investing in real estate myself, buying, renovating, and selling homes for a profit. Today, my husband and I invest in homes and land, developing subdivisions, buying homes to renovate and resell at a profit and redeveloping certain real estate parcels. I also have buyers who do the same and buyers looking for a home to call their own.
I am dedicated to providing excellent customer service. My philosophy is simple: clients come first. I pledge to be in constant communication with my clients, keeping them fully informed throughout the entire buying or selling process. I also believe in keeping in contact with past clients and helping them understand the how changes in the market could impact their buying or selling decisions. In addition, I use the most up to date technology, so my clients have what they need at their fingertips 24/7 and if they need answers to something, I research to provide it.

Helping others by giving information so they can make an informed decision. Many agents are only interested in a quick sale and that's not ethical in my opinion. I show the owner how to get the most money the quickest and find out their long term goals. Sometimes it may benefit them to rent the home and not sale of it helps their long term real estate goals.

What is your typical process for working with a new customer?
1. Find out what the Seller's goals are, what they want?.
2. Assess the value of the property depending on the seller's goals and expectations.
3. Develop a plan to help the Seller's acheive their goal.
4. Implement the plan and keep the Seller's informed as much as they want to be.
What education and/or training do you have that relates to your work?
Over 30 years experience in real estate, 3rd generation in Florida.
I have and do perosnally develop property. Although, I do not develop in areas I feel need to remain wild for our environment- the animals need a home too and we need wildreness areas. Most of what I do is redevelopment. I've done extensive rehabbing to resell for profit, worked for builders selling and building new homes.
My extensive knowedge of development and renvovations for profit give me an edge in evaluating property to get the Seller the highest price possible so they don't leave money on the table for someone else.

I charge a Flat 5% commission and usually split that with a cooperating broker.
How did you get started in this business?
My grandfather was a real estate broker and builder in Ft Lauderdale, grandmother a real estate broker, my father was a developer, builder and investor. I did not work with them as my grandfather sold his brokerage when I was a child, I enjoy real estate and helping others. I feel it's a nice way to give to my community.

Talk to who you're considering, make sure they have the experience to meet your needs and are interested in helping you acheive "your" real estate goals.
What questions should customers think through before talking to pros about their needs?
1. Am I willing to fix, update or make repairs?
2. Why am I selling?
3. Do I need a certain amount of cash out of the sale to move?
4. How much help am I looking for? Someone to handle everything or only marketing?
5. Where will my property be advertised? (Be careful as some agets do not market the listing, they try to hold as a pocket listing which is NOT good for the seller getting the highest price possible).
