Bob Roland. He was the best. Knowledgeable, Responsive, Available. Professional. We had a brief window of opportunity to look at properties. He helped us find a perfect property and negotiate a deal that enabled us to acquire exactly what we were looking for.

FAQs

What is your typical process for working with a new customer?

If you are like most of my clients you want to know:
✔ What will it take to sell my home for the best price?
✔ How long would you expect my home to be on the market?
✔ Who is going to be seeing my house, and how do I know they are serious Buyers?

⇨ What I do – 1st off, I take away the stress of the home buying/selling process from my Clients:

✔ Pre-Listing your home I research current properties and market conditions. Discussing planning, strategy, and everything involved with you.
✔ Take care of all the details involved in Buying/Selling the Property.
✔ Advertising & Marketing several different ways.
✔ Handling Offers & Contracts from buyers/sellers, lenders, contractors, etc.
✔ Working with Appraisal & Home Inspections, reviewing and coordinating duties needed.
✔ Insuring that Closing Preparations & Actions are done to finalize the sale.

⇒ Sellers – In today’s real estate the usual stuff doesn’t interest the modern buyer. By being a MARKETING REALTOR® I market your house all over the Internet. Putting Virtual Tours on YouTube & Craigslist. Daily posts to Facebook, Twitter, & LinkedIn. Plus, I mail out letters to neighbors, and emails to other agents, telling everyone about your home.

⇒ Buyers - Finding the perfect home is a process. I always put myself in your shoes and look for the right home meeting your "wants and needs.” When we know which home is for you, we will go after it!

⇒ Call me when you are ready to sell or purchase your home. "I’ll help Make Realty A Reality For You.”

What education and/or training do you have that relates to your work?

How did you get started in this business?

I got started in Real Estate with desire to help people. I was doing mortgages when the market crashed in 2007. From there I opened my own company doing Loss Mitigation Services (pre-forecolosure help). U.S. Mortgage & Foreclosure Solutions, LLC.

From there I began investing in Real Estate, and still do. Buying, fixing up, and selling homes. Along with being a property manager for rental properties. Bosa Homes, LLC.

I started helping people that had lost their homes for tax reasons get money back when their homes were sold for more than they owed the government. Orlando Asset, LLC.

I also work with vacant homes that the Banks have filed foreclosure on the owner but haven't completed the process. Getting the matters resolved for the owner, and freeing them of continued troubles with the home and mortgages.

For the last number of years I am a Realtor, helping people Buy and Sell Real Estate.

What types of customers have you worked with?

Besides average home and vacant property Buyers and Sellers, I have worked with troubled Homeowners. I've done short sales to get the home sold for people not able to afford the mortgage(s) any more.

I've gotten mortgages settled for cases in which the foreclosure hasn't been resolved completely, and the Homeowner's credit still showed a mortgage loan against them. Along with the lender not being payed off yet.

When someone has lost their home at a tax auction many times the Buyer will pay more that the taxes owed. I helped the original owner get that overpaid money back to them.

Describe a recent event you are fond of.

Recently I freed a customer of $279,898.78 on a mortgage she owed on. In which the foreclosure took place back in 2008, but was never followed through with.

What advice would you give a customer looking to hire a pro in your area of expertise?

Be sure that when looking to hire a Realtor you find one that truely has your best interests at heart. It's important that they are understanding your true desires, your budget, any issues that may get in the way, and your time schedule. But most of all they must be trustworthy, honest, and a good person.
