We provide exceptional service for investors, associations and individuals with second homes. We have been in Real Estate and Management for over 23 years. Our client base ranges from individual with one investment property to associations with up to 100 units. We can provide you with all the services needed from preparing the property, finding a tenant, managing the property through the tenancy to eventually selling the property. What is your typical process for working with a new customer?
First we have a phone interview to determine the clients needs. If we are able we meet at the property to go over what is required of us and services that the owner would like for us to provide. We then assist the owners in getting everything prepared for lease out the property or assist them in selling the home.
What education and/or training do you have that relates to your work?
I have a bachelor's degree in Architecture that helps me deal with all aspect of a home. I have been license as an Agent since 1997 and a Broker since 2011.
Do you have a standard pricing system for your services? If so, please share the details here.
Our price structure is between 8-10% of the monthly rent for individual units, depending on the amount of units. We cap our fee for luxury properties. For association management fees range from $21 per door depending on the size of the bldg. For our seller we provide a discount of up to 1% off the commission.
How did you get started in this business?
I was working for a develop that suggested that I get my Real Estate license in order to assist in selling the units during the weekend. Since at the time I was also working on getting my degree in Architecture it seem logical since this license and degree would go hand in hand. Also gave me a great opportunity to develop my communication and selling skills.
What types of customers have you worked with?
I have worked from first time buyers to investors with 30+ years of experience. I deal with owners who are not in the state or country. I assist owners with all of their needs.
Describe a recent event you are fond of.
Being able to assist landlord and tenants through Covid-19 has been a challenge that I have found rewarding. Being able to keep tenants in their homes while not financially harming landlord. Working together through this tough times.
What advice would you give a customer looking to hire a pro in your area of expertise?
Speak with the potential manager, know thier expertise, how long they have been in the business, how they work with tenants and landlord, bookkeeping services, are they able to assist with all the repairs needed, additional fees. The more you know the less surprises you will encounter.
