For a buyer - I sit with them and talk about needs/wants - and their budget.
For a seller - I do a two step process - one to get to know them and view the house and the second to give a price.

My experience is from first time homebuyers seeking their first purchase to seniors looking to downsize. I'm pretty open as each one lets me use my local expertise to assist them.
You need to be comfortable with the realtor you work with - its a pretty close relationship for months and its best to like and respect the person you are hiring.
