Select Home Warranty exclusions
Select Home Warranty does not cover commercial properties, common areas in multi-family houses or condos, or residential properties used for business purposes. Additionally, SHW plans do not cover:
Pre-existing conditions or manufacturer defects: SHW requires covered appliances and home systems to be properly installed, maintained, and in working order at the start of your contract.
Secondary damage: If your appliance, roof, or system leaks and the leak causes water damage or mold, SHW may cover the leak repair, but they will not cover damage caused by the leak.
Structural damage: SHW plans do not cover the home's foundation or any structural components.
Hazardous materials: Select does not cover appliance or system problems related to hazardous or toxic materials, including asbestos, lead-based products, gas leaks, and carbon monoxide leaks.
Removal & disposal: SHW does not cover the removal or disposal of any appliance, or any waste associated with the repair or replacement of a covered appliance or system.

Technically, you don't need a home warranty if you are comfortable with paying out of pocket each time something breaks down in your home.
