What is your typical process for working with a new customer?
My process for working with a new customer is to get a clear idea of what is needed to be achieved. This is done by having a consultation and taking miticous notes then determining the best process to achieve the goal.
What education and/or training do you have that relates to your work?
I have a BA degree in management. Multiple certifications as a buyer's agent, short sale specialist and REO certification. I received my broker's license 2008 and have owned my own company since.
Do you have a standard pricing system for your services? If so, please share the details here.
Since commissions are flexible, I do not have a standard pricing system. My commission is based on a mutually agreed upon commission.
How did you get started in this business?
I stated my real estate career as an investor and decided 18 years ago to do it fulltime.
What types of customers have you worked with?
I have had a full range of customers from military, relocation, first time homebuyer, seniors, and luxury.
Describe a recent event you are fond of.
One of my favorite memories is of a military family who moved from Japan and bought a home in La Palma, CA. They stayed for three years, then moved to Germany. While they were in Germany, I managed the rental of their home until they decided to sell it last year. We continue to keep in touch and I love watching their family grow. Although I will never live in the same place as the Villalpando family again, they will always be like family to me.
What advice would you give a customer looking to hire a pro in your area of expertise?
Make sure to hire someone who is a professional, not just a realtor or part-time agent. Ensure they have a marketing plan and not just placing a sign in the front yard.
What questions should customers think through before talking to pros about their needs?
Customers should ask themselves what are you looking to accomplish with the hiring of a realtor. Is your timing flexible? Have you educated yourself on the market? Do you need to buy and sell a home? If so, does the agent know how to coordinate this transition.
