I used Utopia Property Management to manage my studio unit from 2021 until recently. Unfortunately, my experience—especially during the last year—was very disappointing. Communication was consistently poor; I had to reach out for every update, including lease renewals and tenant status when the unit was vacant.
I want to urge fellow property owners to be cautious and not take everything at face value. When I first rented the unit, it included a mounted TV, which I later discovered was missing. Additionally, I was blindsided by a tenant complaint about alleged mold that I was never properly informed about. Instead, I suddenly received “mold remediation” estimates—one exceeding $8,000—and was expected to approve and pay for it.
To protect myself, I opened an insurance claim. The investigation found no mold or water damage whatsoever. Once the tenant’s lease expired, I ended both the lease and my relationship with Utopia.
I still have another property managed by Utopia in Moreno Valley and sincerely hope to not experience similar issues. My new management company, Total Property Management Services, has been a breath of fresh air—communicative, transparent, and fair in pricing.
In my opinion, owners should proceed carefully with Utopia. Always get second opinions on any repairs or claims. I feel there were serious ethical issues in my case, and while I chose not to pursue it legally, I wanted to share my experience so others can be informed.
