Yes. A percentage of the sales price for sellers. Buyers receive no direct charges from me. The seller is responsible for my fees.
How did you get started in this business?
I worked for years in property management and property improvement. That experience led me to helping others through real estate.
What types of customers have you worked with?
Many happy residential sellers and buyers, commercial as well as residential. Investment and 1031 exchanges.
Just helped sweet young couple purchase their first condo just at the same time they were married. They came back from their honeymoon to their own home!
Describe a recent project you are fond of.
Seller gave me carte blanche to improve his property for sale. After $60,000 in improvements, We sold the home for $230,000 more than another agent had suggested he list the home for.
This was a vintage home - built in 1926 and had been leg go.
Eight weeks of work. We poured new concrete driveway and walkways, tore out old back lawn and recreated it, painted, put in marble counter tops, new light fixtures, new door framing on all the doors to match the original, landscaped, staged and threw a neighborhood party to show off the beautiful new showplace!
What advice would you give a customer looking to hire a pro in your area of expertise?
Referrals from people he/she knows who have had a good experience with a realtor.
Talk to someone. See what your instincts tell you about them. Think of lots of questions. A good agent wants you to be fully informed, but doesn't want to drone on, boring you with facts and details. Don't ever be timid about asking an agent any question that comes to your mind. Those questions are the agent's best way of giving you a full picture. One question can lead to several topics and then you really get a good understanding.
What questions should customers think through before talking to pros about their needs?
For sellers, they might want to think about their budget for any improvements or repairs to prepare for going on the market. This will save time in the initial consultation with a realtor.
What are your goals? What are you trying to achieve? No one sells a home just for fun. A person has a compelling reason for selling a home - job change, home too large now that kids are grown, home too small for growing family, want to move to assisted living, mortgage too much and want to lessen montly payment or many other things. In short, the why.
Additionally, don't call in a realtor if you don't want to put some trust in that person. The realtor will work better on your behalf when they have a clear, honest understanding of what your needs are.
