I normally don’t like leaving negative reviews, but I feel like other renters—especially people on Section 8 or a fixed income—should know about my experience with Utopia Management.
I paid a $60 rental application fee on September 11, 2026 while searching for a home in the Antelope Valley area. I am a Section 8 voucher holder, so $60 is not something I can afford to repeatedly throw away applying for properties that I ultimately cannot be considered for.
My experience started with 1903 Coral in Palmdale. I had a scheduled showing and drove to the property, along with other prospective renters. When we arrived, we were unable to tour the house because someone was already inside. I was later told this was a misunderstanding involving one of their vendors.
I still submitted and paid for my application. Later, I was told the property wouldn’t work with my voucher based on the applicable payment standard. I accepted that and asked whether they had other properties that might work.
I continued inquiring about other Utopia listings, but properties I was interested in were repeatedly described as unavailable or not workable for me, while I continued seeing some of them advertised online. I understand that online listings can take time to update, but the overall experience became increasingly frustrating.
The part that concerns me the most is the $60 refund.
Utopia agreed to refund my application fee because my application wasn’t fully processed. Their accounting department then told me there was an issue refunding my original payment method and that the refund attempt was showing as declined. They advised me to contact my financial institution.
I contacted my financial institution as instructed. According to the information I received from them, they did not see an attempted refund from Utopia. I have documentation of my original $60 transaction and my communication regarding this issue.
Utopia then wanted to mail me a paper check. I specifically told them not to mail the check because my mail is currently on hold due to an ongoing mail issue. I asked them to either retry the original electronic payment method or provide another secure way for me to receive my refund.
That’s what has frustrated me so much. They were able to electronically take the $60 from my account without a problem, but returning that same $60 has turned into multiple emails, contacting my financial institution, and being told I may have to wait for a check that I specifically asked them not to mail.
For someone on a fixed income searching for affordable housing, $60 matters. So does the gas and time spent traveling to scheduled showings. People looking for affordable housing shouldn’t have to feel like they’re being sent in circles trying to recover money that a company has already agreed to refund.
I’m sharing my personal experience and the communications I received, and people can make their own judgment. As of the time I’m writing this review, I am still waiting for my $60 refund to be resolved in a way that doesn’t involve mailing a check to an address where I have already explained I cannot safely receive it.
If Utopia resolves the refund issue, I will update this review to reflect that.
