For Sellers we will beat any written commission structure. Our normal rates are 2% for the sell side and will pay for an inspection and appraisal if seller buys using our services.

A recent client hired me for her first home. She wanted a home that was remodeled. We looked at nearly 20 flips in the area and went under contract three times. The first home inspection missed an incorrectly manufactured overhead beam that I pointed out, the sencond home had an undersized AC unit not mentioned on the inspection and also a pool liner that would have cost the buyer dearly in a few years. The last home we found she loved and purchased as her first home with everything she wanted and no hidden problems.

Out of all of the things that could be recommended, the inspection is one of the most important. If you are a seller, make full disclosure and don't hold back. A buyer will usually find any issue with a home during inspection.

As a buyer it is not always best to rely on the inspection. An experienced agent with the right background can catch issues and help advise on other types of inspections such as drain pipe scoping, structural inspections, mold, water easements, roof inspectors, AC inspectors etc.
