What I do: I.C. what you may have missed! I simply provide a professional perspective on the condition of the home by testing and inspecting the condition and operation of the home’s seven major components:
1.the foundation, 2.plumbing, 3.electrical, 4.structure, 5.cooling and heating (HVAC), 6.the interior, and 7.the roof. We provide you with an oral and picture presentation of the deficiencies found in the home and answers any questions you may have. We provide an honest, realistic, and detached view of your investment.
Experience: I have been a home inspector since 2005. Prior to this, I invested in the Phoenix metropolitan area for approximately 12 years mainly concentrating on the fix & flip market. When others might think a property was worthless I found an opportunity.
Priceless: As an investor myself I’ve learned not be concerned with the number of problems found but rather with the importance of what is found, the stability of the structure, and the quality of the materials used during construction etc. Some homes are simply a hidden treasure. Not every house is built equally!

What education and/or training do you have that relates to your work?

How did you get started teaching?
Once the business started growing and I started having more work that I could do myself I had to start teaching others to do inspections the way my clients expect so that I could refer them to my clients. We are currently a network of 4 inspectors serving the Phoenix metropolitan area.

Describe a recent event you are fond of.
A seventy year old widow called me to get a second opinion on her 5 year old home's roof. A roofer had quoted her $10,000.00 to replace 1/2 of the home's roof but as she put it she got a bad feeling. Good thing; it was not her roof that was leaking but a window high up on the wall. Calling me to inspect the roof saved her $9,500.00
What advice would you give a customer looking to hire a pro in your area of expertise?
Use someone with a good reputation and if posible someone that somebody you know has used. Obtaining 3 seperate bids is also a good idea.
What questions should customers think through before talking to pros about their needs?
Did you know many inspectors do not walk a tile roof (most common roof). Most inspectors don’t because they don’t have to. Did you know that? They come up with good-sounding excuses such as “you will forfeit the roof’s warranty" not true: inspectors are exempt from the claim. “My inspection from a ladder is just as good as being on the roof” also false and what of two story homes? The truth is that they lack the training necessary to walk the tile roofs.
Many inspectors also shine a flashlight from the attic access or crawl space opening and won’t go in. Yes, it gets real hot in the summer but we go in and inspect it anyway. Our philosophy is simple: your need to know is our main concern and these inspections are crucial. Most inspectors that don’t crawl the attic or a crawl space don’t do so just because they are out of shape or are just plain lazy. The state of Arizona only requires us to describe how we did the inspection – so “shined my light from the opening” is considered good. But let me assure you it isn’t; Not for you! What’s in your attic or crawl space? These inspections are just too important not to inspect them correctly. You pay us to go in there and tell you what we see and not for excuses!
Can other inspectors tell you if there are any hidden gas or water leaks? We can because we do a superior inspection. The choice is clear when you know what questions to ask.
