Jordan G. says, "ARRK handyman Service was hired by my company to put a 150ft wood fence in the backyard of our rental property with two gates in order to create privacy from the railroad tracks directly behind the property. Russell and his crew showed up ready to work in the middle of a snow storm when they live an hour and a half away. They had to cut down gigantic tree in order to install the fence on very uneven ground. The final product turned out beautifully! He did a wonderful job in regards to the work. However, I had to subtract one star for poor communication and follow thru. I had asked Russell to complete the project within a 3 day time span and to also stay in contact with me every morning with updates. The project ended up taking a full 2 weeks to complete and I was only contact one time with an update. He also put the front gate in an awkward spot, not where I had planned for it to go. In the end, The quality of work was so stunning that some of these other issues fell to the wayside. We would most definitely work with Russell and Arrk Handyman Services again!" Read more

Your Concrete Foundation Contractors questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does it cost to install a concrete foundation?

A concrete slab foundation costs about $7 per square footfor the single, poured concrete slab that rests on the ground. The foundation is well-suited for homes, garages, and sheds. Concrete foundations are typically reinforced with steel rebar to strengthen the concrete and make it resistant to cracking and other damage.

Concrete foundations are a good choice because they are strong, durable, and relatively low maintenance. They can be built to withstand a variety of soil and climate conditions.

Do you install septic before a concrete foundation?

Yes, you generally install the septic system before pouring the new foundation. The septic tank and leach field need to be located in a specific area of the property and this is easier to do before the foundation is in place. Installing the septic first also allows you to have water available on-site during construction to mix the concrete for the foundation.

How long does a poured concrete foundation last?

A properly constructed concrete foundation can last for 80 to 100 years or more if it is properly maintained. However, a number of factors can affect the foundation's lifespan, including the quality of the concrete mix, the quality of the workmanship, the climate and soil conditions, and the amount of weight the foundation must support.

Some of the most common reasons a poured concrete foundation fails include:

  • Poor drainage on the property
  • Frost heave
  • Tree root invasion
  • Earthquakes and other seismic activity in the area

How deep does a concrete foundation need to be?

Generally, a concrete foundation is a minimum of 12 inches deep to ensure the foundation is below the frost line and can support the weight of the structure. In some cases, a deeper foundation is required, such as when you build in an area with a high frost line, poor soil quality, or build a very heavy structure.

Hire a qualified structural engineer to help you determine the appropriate depth for your concrete foundation.

What questions should I ask a foundation contractor?

Here are some questions you can ask a foundation contractor to ensure you are making the best choice for your project:

  • Is your company licensed, bonded, and insured?
  • How long have you been pouring concrete foundations in my area?
  • What experience do you have installing concrete foundations?
  • What exactly does your estimate include?
  • How long will the concrete foundation take to pour and cure?
  • Do you have previous customers I can contact or a current job site I can visit?
  • Do you offer a written estimate, contract, and timeline for the job?
  • What happens if the foundation pouring is delayed due to weather or other unforeseen circumstances?

How do I choose a concrete foundation contractor?

Choose the best concrete foundation contractor by following these suggestions:

  • Schedule at least 3 estimates to compare costs.
  • Confirm the contractor's experience in your area.
  • Make sure the contractor is licensed, bonded, and insured, with years of experience.
  • Look for a foundation contractor with the best reviews on HomeGuide and Google.
  • Ask for references from past clients and follow-up to ask about the work quality they received.
  • Confirm the estimate includes labor, materials, and equipment costs.
  • Ask for everything in writing, including the costs, timeline, and warranty information.

Extremely polite and informative I appreciated the sensible, practical advice given to me by Matt Waters that allowed me to make a decision regarding what crawlspace work to contract. The technicians (Victor and Luis, if I remember correctly) who did the installation were extremely polite and informative about the work they were doing. The crawlspace has been dry since. Many thanks.
