Michael C. says, "I could not be more pleased with the renovation of my condominium that I contracted with Evershine Construction. Owner Raymond Kim is friendly, polite, knowledgable, and professional. While he is managing several projects at once, Ray is “hands-on” and visits the site daily. He is completely accessible throughout the project. Christopher So (also on-site daily) is the cabinet person and was unbelievably helpful in making decisions on kitchen cabinets as well as helpful suggestions on bathroom tile and flooring throughout. Their workers are amazing! The work ethic, positivity, and attention to detail show me that this is a well-oiled machine. It was a long process involving demolition, tile, flooring, paint, cabinets, new shower, countertop, appliances, and more. If anything wasn’t perfect, they stayed with it until the job was correct. Customer satisfaction is important to Evershine Construction. Raymond Kim and Christopher So are excellent leaders. They are quick to respond to any concerns, and I’m really happy with the results! Without question, contract these folks with confidence for your next project!" Read more

Your Storm Shelter Installation questions, answered

Answers to commonly asked questions from the experts on HomeGuide.

How much does a tornado or storm shelter cost to build?

Storm shelters cost $3,500 to $15,000 on average with installation. An underground storm shelter costs $4,000 to $20,000+, including excavation and installation. The total cost of a tornado shelter depends on its size, location, and whether it's made of concrete, steel, or fiberglass.

Building bunker costs $40,000 to $80,000 installed. These units are different from storm shelters in that they are designed to withstand more—including nuclear radiation—for longer periods of time.

Installing a safe room costs $3,500 to $11,200 on average, depending on the size and material. Safe rooms, or panic rooms, are small units designed for short-term safety during a storm or home invasion.

What is the cheapest storm shelter?

The cheapest storm shelter available depends on your location and your occupancy requirements. Under-the-bed storm shelters are the most affordable, but they typically only hold 2 to 3 people. Prefabricated concrete is often the cheapest for a larger shelter. Remember to make sure the installation company meets or exceeds FEMA and ICC safety standards.

Does a storm shelter increase home value?

A storm shelter may increase home value by 3% to 4% if you're in an area prone to tornados, hurricanes, or other kind of extreme weather. Having the added security of a storm shelter or safe room in a house is also sometimes valuable to prospective buyers in milder regions of the U.S.

Will FEMA pay for a storm shelter?

FEMA does not directly pay homeowners for building a storm shelter, but they do distribute funding to eligible states through the Hazard Mitigation Assistance (HMA) program. To find available safe room funding programs and requirements, contact your State Hazard Mitigation Officer

Some states offer a tax credit of up to $3,000 if you build a storm shelter, and your city may offer other local incentives.

Do I need a storm shelter?

If you live in an area that's prone to extreme weather, a storm shelter is a solid investment. It ensures the safety of your and your loved ones during a dangerous event. A basement may be the safest room in a home during a storm, but most basements are not built to resist tornados or catastrophic storms. Storm shelters provide adequate protection from violent wind speeds and debris from an EF5 tornado.

If you live in a very mild climate, you likely would not need a storm shelter.

How big should a storm shelter be?

The National Storm Shelter Association, FEMA, and the International Construction Code require all tornado shelters to have at least 3 to 5 square feet per person. A hurricane storm shelter needs to have at least 7 to 10 square feet per person because hurricanes have longer timeframes, and the occupants may need to remain in the shelter for longer periods.

How long does it take to install a storm shelter?

Prefabricated storm shelters typically take 3 to 8 hours to install. Installing an above-ground model that doesn't need a concrete pad takes less time. Large, custom, or underground storm shelters can take up to 2 to 3+ months to design, excavate, and build.

How do I choose a storm shelter builder?

When searching for a storm shelter company near you, make sure to:

  • Get recommendations from nearby family, friends, or co-workers.
  • Look for companies that are members of the National Storm Shelter Association (NSSA) and the American Tornado Shelter Association (ATSA).
  • Compare several quotes from licensed, bonded, insured companies.
  • Check out their customer's reviews on Google and HomeGuide.
  • Get a detailed, written contract and warranty before the project starts.
  • Only make the final payment when the project is complete.

What questions should I ask storm shelter installers?

Asking these questions can help you find the best professional to install your storm shelter:

  • How long have you been in business?
  • Are your shelters FEMA and ICC compliant? Do they meet local building codes?
  • How was your shelter tested? Who tested it?
  • What type of storm shelter do you recommend for me?
  • How many people will this shelter hold?
  • What type of ventilation system do you use?
  • Do you have handicap-accessible storm shelters?
  • Will there be room for food and water storage in here?
  • Do you have a show room where I can see storm shelter options up close?
  • How much of a deposit do you require?
  • What does this estimate include? What extra costs might come up during installation?
  • Do I need a permit? Will you handle the permitting process for me?
  • Do you offer a warranty, and if so, what does it cover?
  • Once you install the shelter, so I need to do anything to maintain it?

Emington and his crew with Home Improvement were a pleasure to work with. And I want to start off by saying this house was in very bad shape. It might have been easier to knock this house down and rebuild. Home Improvement were professional with respect for the persons living in the house and neighbors that surrounded the area. Ermington’s crew works as a unit. The first time we met, Home Improvement gave me an estimate and the second time we met we discussed the details of the estimate. I was absolutely positive this house didn’t need a new roof. I couldn’t have been more wrong. In a blink of an eye the 4 men who came with Emington were grabbing their ladders and were now in the attic and on the roof of my house. As we talked Emington’s crew was sending him photos of the attic and roof damage. As we moved forward, I was blissfully unaware of what I wanted in colors and styles. Emington told me to drive around the neighborhood and look at siding and roof colors. Extremely good advice. I told him what I saw and from there he suggested what colors would complement each other. His crew replaced the roof first. There was no screaming or cross talking from the crew for the roof replacement. The siding was next. Same crew, same results. Excellent work and respectful. I noticed they paid attention to splices with the siding. Everything looked even with no gaps. The windows were next along with the air conditioning. The perfect plan was to bring each company to me for each project. Pella came in for the windows and showed me styles, designs, etc.… I never had to run around looking for what I wanted. There was no sales pitch and no one talked me into an upgrade. This also applied to the air conditioning. There was a timeline but because I worked in an environment where my clients always need a ship date, I was already prepared for delays and wrong products. I can assure you mistakes will happen to delay projects that are totally out of the contractor’s hands. But with Home Improvement, Emington took control and followed up on the issue right away. He would send me emails and updates. This was very much appreciated. There was also an emergency with my family and we had to put the entire project on hold for 30 days. Emington understood and he never gave me a hard time nor did he up charge me for lost time. Home Improvement and Emington and crew were very easy to work with. If I wanted to make a change, they would tell me honestly if that change would affect another room or if the cost was so far out of range I would decline. The crew was polite respectful, no cussing and they cleaned up after themselves. Emington’s crew also did little things to help us out. Took the battered trash cans and got rid of them for us, accepted delivers and so on. These things add up and, in the end, saves you time. At the moment, I decided to hire Emington and crew from Home Improvement to build a screened in back porch. My decision was based on his work and the art of his craft. I highly recommend Home Improvement as one of the best contractors I have ever worked with. This was not my first rodeo with a construction company to turn a house into home. This site was the first time I worked with a structure in ruin and Home Improvements turned it into a home. My highest recommendations go to Home Improvement, Emington and Crew. Emma Fox
