 Staging: Prior to having your home Photographed and or Video shot we will come to assist you in staging the home for the best possible presentation. We will also recommend improvements and assist in finding the team of professionals to complete the work you desire quickly and inexpensively.

 Pricing: We will sit with you, to go over the present market, the Area Comps via a Comparative Market Analysis to advise and help you to arrive at the best listing price because the goal is to obtain Multiple Offers in an effort to achieve the highest selling price. Our Goal is to assist you to get the highest net selling price when reviewing and negotiating offers and this takes market and valuation knowledge and skill.

In addition this takes experience in working with Appraisers and in reviewing Buyer Property Inspections which is where the second price negotiation often comes and where many sellers watch the initial offer depreciate.

 Negotiation Skill: Combined, Bob and I have over 45 years of professional negotiation experience combined with Expert Appraiser level Real Estate Valuation knowledge.

 Promotion and Marketing: Once your property is listed we will not only place the listing on the Multiple Listing System but also media broadcast it out through Social Media, Network meeting presentations (as mentioned earlier in this proposal), and because you never know

where buyers are coming from we will be Email broadcasting your listing to over 9400 licensed realtors all over Southern California from Santa Barbara to San Diego (as an FYI, we just opened Escrow with one our listings with a Realtor from Orange County so you know our

marketing works!).

 Commissions: We are happy to handle your listing for a reduced commission rate of 4.75% which would be 2.25 for the Listing side and 2.5% for the selling (buyer) side. This is a reduced commission rate to earn your business. While the cheapest commission does not equate

to the best representation, we are confidant you will reap the best benefits with our incredible marketing program and work ethic! We promise to not just list your home and then never hear from us!

 Seller’s Protection: We offer a Seller’s coverage Home Warranty which covers the home while it is listed and also provides a Seller Errors and Omissions Protection coverage. Please be sure to ask for details at our listing appointment!
